Prospective tenant answers preview questions. I ask for Facebook pages these days, and so I click on hers. Long diatribe about how her "neighborhood" is making her get rid of her dog, they are all afraid of him.

He is her service dog, her love of her life, and they are making her get rid of him! So she is looking to re-home him.

People start chiming in, "That's illegal..." After many such posts and lots of suggestions about the ADA and Fair Housing, she then retracts and says, "Well he is not trained for service but is so smart he COULD be...but he *is* my emotional support!"

Long story short she decided to move rather than give him up...

Not to my place, you aren't.

A "neighborhood" (she surprisingly never mentioned a landlord at all) does not become afraid of a dog for no reason. Yes it looks like a pit but this is the South, they are everywhere and entire neighborhoods are not afraid of them for no reason.

I do accept pets, Lisa/FL. That's why when people pull the ESA or SA right away, I am very leery.

I have a second FB entity, and yes, I ask to friend them on that one. Some of course I don't need to friend as their pages are crazy enough without seeing behind the privacy screen! --50.82.xxx.xx

Quite a story, WMH! Sounds like this person was a drama queen. Good work finding them on FB...one of my favorite screening tool!

I've decided ESAs aren't worth getting work up over. If they have them up front, there are almost always other issues one can legitimately deny for that have nothing to do with the animal. If they pull a fast one and move it in after the fact, simply conduct a once-per-month inspection. Bill for damages immediately and evict if they fail to pay. At lease renewal time, raise rents to compensate. Pay me now, pay me later, or leave.

It seems like the worse the candidate, the more likely it is that they have zero to poor Facebook security settings. My favorite was the lady who said that my no pet policy was no problem. I looked on her FB page. First, she had a cat and a parrot that was allowed to fly around the home. Second, she ran a pet-sitting service "your home or mine".

CJ: Just to be sure you know (because you often post about issues here that tend to be communication related), you cannot charge an "animal registration fee" for a Service or Emotional Support Animal.

It is also my opinion that you cannot force them to provide vet records as Vee often suggests. And I'm not sure what Vee means by a "registration fee", but if it is just an animal fee, it is likely illegal also.
