After I told the pestering seller last week that we got in there and decided to sell the property, this is what she texted me after not responding for several days.

Wow!

Here it is:

I am so disappointed with what has happened in my personal judgement. My sister and I thought so much of you and trusted you and your character. Seeing our house listed on Zillow with pictures that you would had to have taken and contacting Zillow and being told it's under contract asking 40,000 it's just mind blowing. And when asking you about this you just blew me off with a lot of words!!!! And was told it's been on the market for months. Why couldn't you have been honest with me? Very very disappointing in you and your company. Especially you paying me a low ball park number. And turning around in weeks and getting 25000 more.

Now, she is correct, it has been listed for months. We've owned it for months. I think she's having sellers remorse.

Sounds like she was looking forward to seeing photos of the home restored and now is upset. She also didnít want to deal with the relatives stuff, though, and feels bad about that.

The farmstead we live on we bought 13 years ago. There was no water. The house had been abandoned for a number of years. We had to literally beat the critters & the snakes out of it. The 5 acres were grown up in weeds & hadn't been touched in a number of years. The only redeeming factor was the large 40 x 60 shed on the acreage. We looked at it on a Saturday night of Memorial Day week-end, signed the contract at full asking on Sunday & closed on the following Thursday.

Seller had an agent working on his behalf. They priced the property. Wasn't my fault they priced it at $29K which is unheard of in our neck of the woods. Wasn't my fault I had $10K available to drill a new water well. Wasn't my fault we spent a year renovating & building an addition on to the house. Wasn't my fault the seller was about to lose the property to tax sale. He didn't walk away with much in his pocket after closing.

He is still walking around running us down & bad mouthing us that we robbed him of his property. Hey....I gave what you asked. Not my problem thru 13 years of hard work our property is now worth north of $200K. He is still pissy. He has found out who my dad is & has even confronted him about it (neither of us were raised locally). My dad just laughed & said "Yeah, they're pretty savvy kids". Do I care?? Nope. Not a bit. In fact, it makes me laugh.

I believe it's the 99% Occupy mentality. You are rich so you should be criticized. Get used to it as you grow and have more visibility.

One Question,

if you said "Nothing at All" (explaining your plan to her)

would she be pestering you ?

Right or Wrong, (I hold no judgement)

you said one thing to her and now your doing something else

and she is "hanging on" to your (spoken) words.

Your dealing with a Literal Personality,

who heard you say one thing (during) the sale

and sees you doing another thing (after) the sale.

She is "holding on" to her emotional interest on her (past)

property.

Second question,

how could this be avoided ?

A good Fisherman, knows how to hold his mouth.

Once upon a time, we bought a house that we shouldn't have, but I was dazzled by its square footage and space and what I could rent it for when the renovation was finished. (1700 sf, 3/2, on a third-acre lot.) That house taught me the difference between structural damage vs cosmetic damage. Ultimately, we realized that we had bitten off more than we could chew.

It was a house that had been inherited by a woman in New York, who wanted to sell it, so that she could use the money to move to DC. We bought it for $10k. We found out that the church next door wanted to buy it for their pastor's residence, but were much slower at getting their money together, so we got it first.

However, when we realized it was just too much for us at that point in our experience, we turned around to the church and said, "Hey, we thought we could handle this house, but we're about to have a baby, and the kids need us. We wanted to renovate it-- but family needs to come first. Would you like to buy it from us for the $10k original asking price?"

And they snapped it up. (Seven years later, they haven't renovated it, either.)

So, in the future, if you ever need an excuse to put off someone who's making business personal--- it's okay to play a personal card in return, and say, "I started, but it turned out to be a bigger project than I anticipated, and I realized that I had to decide whether I was going to spend time with my family, or spend time on the house. I ended up deciding I need to be there for my kid(s). I was disappointed that I couldn't turn the house around and bring it back to the awesomeness of my vision for it--- but my family comes first.
