Tenant just moved out and Renta Center took back their washer and gas dryer. I noticed they removed the gas shutoff valve and cross threaded a brass flare nut cap onto the 1/2 inch pipe thread. I will fix this and bill the security deposit.

If an appliance rental company is going to work on a gas line, best to be there. These guys make cable installers look smart. --165.225.xx.xx

Often those rent to own appliance stores sell the lowest quality of appliances, furniture. No credit checks are done where more then often then not the store gets burned as the appliances and furniture is never returned. The interest rates are really high to cover the costs of merchandise taken. Lucky found problem with gas connection as that could have been very serious if there was gas leak. Owning rental units is hands on operation as many things can happen if not done properly along many people are unaware of how to do things. --147.194.xxx.xx

Yes, you should always trouble yourself to be there, check what they are doing and supervise - this is your property, isn't it?

You can fix that, but why do you want to charge the tenant who left, if the damage was done by the rental business people? --99.59.x.xxx

Yikes, they removed the gas shutoff valve? Wow. I hope they at least did that when they removed the dryer, and not when they installed the dryer.

Things like this happening is why I provide all appliances and don't ever allow the tenant to put in their own gas appliances (dryer, range). --50.4.xxx.x

I can guess what happened.

They had tightened the flex gas line on to tight or cross threaded that also.

Only thing they could get to turn was the valve. So remove that.

I also would charge the tenant. If cross threaded a cap on. May need to replace a section of gas line. Brass is more soft so maybe not.

I would not care who done it. The tenant, the rental company hired by the tenant, a friend or her brothers uncles cousin. Who cares. --73.152.xx.xxx

You allow gas appliances? Yikes, I'd never trust tenants with gas anything. All electric for me. So glad that you caught that! --71.175.xxx.xxx
