Just a thought. Does anyone here own hotels or know anything about how they operate? Do they have hold overs and do they have to evict or can they legally immediately throw the resident out.

Hotels, motels, Inns and lodghes are cash cows for municipalities, so to avoid wasting time with no rent income waiting weeks to go to court, no pay - cancel the key!

You can use the same logic for mortgage banks and private lenders, money is money, isn't it?

Hotels have different rules from long-term rentals.

One rule is that the hotelier collects tax. So anyone getting into the hotel biz would have to collect hotel-motel tax, which goes to support local museums and other tourism venues. There are state and local taxes, bed taxes, and other surcharges, which is why a hotel room that goes for $x never actually costs anywhere near $x when you go to pay for it. :)

So, for short-term occupancy, there are no presumptions of residency. It's a space you're occupying, and they have a lot of flexibility in ridding themselves of unwanted guests. However, there's a whole lot more bureaucracy and paperwork. Once someone has stayed beyond a certain length of time, however, they're considered a resident, and have privileges not possessed by a guest. So the paperwork changes because the nature of their possession has changed. Now, you're getting into rooming house/private hotel territory, and you need to be aware of local ordinances restricting the number of unrelated individuals occupying the premises.

Each of them has their strengths and weaknesses, but can be expensive mistakes if you run afoul of bureaucracy. :) --166.137.xxx.xx

When I go to the convention and check out on the last day am I going to be paying more than the hotel rate secured by Mr.Landlord. Do I need to call the hotel and see how much the taxes will be or is that already figured in the price to reserve the room? --73.120.xx.xxx

Back in my Hotel days.

It was very easy. Stay over and dont pay. Lock them out with a device/lock that covers the door knob.

Very rare but if needed call the police.

They would tell them to pay up or face arrest for Defrauding an Innkeeper.

Want a problem guest to leave for any reason. Even if already paid for the night. They would tell them to leave or face arrest for trespassing.

Short term guests, paying by day or week are easier to eject. If they refuse to pay the rental fee, one can call the police and have them removed. If they pay by week, then they have a week to pay. After 30 days, they become a standard tenant requiring a court ordered eviction.

If you accept someone off of the street, you never know the damage they can/will cause. If you require a $250 deposit on their credit card for a reservation, overnight stay, then you have a little bit better chance of collection.

My friends and I that have long term guests, people that were almost homeless that receive either insurance money or public assistance, sometimes feel since rent is being paid they can add an extra guest at no charge or sneak in a pet. --47.156.xx.xx

I had 8 condos in Branson, MO. They were treated just like hotel rooms; collecting taxes for state, county, city.

I only had one holdover guest in five years. I called the police, they where there within 10 minutes. Gave the guy 10 minutes to get his stuff and leave so the cleaning crew could do their job. Holdovers are considered trespassers and are subject to arrest. (Wouldn't it be nice if non paying renters were treated the same?)

Airlines have to tell you all the fees and stuff up front, but hotels don't have that rule. So if the final number makes a difference to your budget, you need to call and ask them up-front to give you an estimated total.

I just got my kicks on Route 66 this past weekend. I got a hotel room outside of Tulsa. I booked a room for $65 for one night-- but I actually ended up charging closer to $85 on my card when I checked in. The $20 difference was fees and taxes that the hotel collects on behalf of various entities-- state/county/city. And depending on what state/county/city your hotel is in, it will vary. New York City is going to be different from Nashville, but Nashville will be different from Johnson City or Murfreesboro.

I threw away my receipt on Monday-- otherwise, I would have checked the breakdown for the added-on fees. :) --96.46.xxx.xx

I did not own. Started in the business at 15 years old. By 22 a GM and district manager. Started buying SFH by 25 and quit Hotel bus at 30.

Hotel part was fun and easy. And the part I enjoyed.

The attached restaurants and nightclubs took a lot of time and always problems.

But in my 20's the night clubs could be sort of fun. And had live bands 7 days a week.

But even a slow night was 300 people in the night club.

ABC laws were stricter. But the drunk driving laws were not as strict in the 1980's. So people seemed to go out more.

And a busy restaurant the most you can hope for is a controlled disaster. Always problems with help or something. --73.152.xx.xxx

With so much work, and so much capital tied up, I don't understand why people get involved in motels and hotels. It is like being married to the job, the resident turn over is high and quality employees are hard to find. If I wanted the same experience, I would be buying class D rentals.

6x6, Mr. LL Convention has special room rates booked in a block. If you come in early or stay beyond the block rates, you could pay substantially more for those days. Usually the block runs from the night before the Convention starts (in this case, that would be a Wednesday) and ends the day the Convention ends (Saturday) so if you want to stay until Sunday or Monday it could be a lot more. Thank you WMH for the information. I looked at the print out of the email they sent me to confirm my reservation which is for four nights because I will be driving. The total they gave me that would be at check out appears to give me the block rate all four nights and with taxes,however I will most likely call to confirm closer to time. --73.120.xx.xxx

I have mostly SFHs, but have some commercial units. As for apartments, I have class units in an alright location. I offer rent to own appliances to double the length of my normal leases.
