After watching a bunch of episodes of "Can't Pay, We'll Take It Away" and "Nightmare Tenants,Slum Landlords", I feel compelled to tighten up my screening. I think I am finally going to complete and register the paperwork to access Mrlandlord online credit checks. Would appreciate any thoughts on this. --107.141.xx.xxx

I use the credit check service from this site and it is great. I can get the credit, eviction, & criminal checks back very quickly.

The biggest issue I have had is that I am a small landlord and I don't always use the service for a year or two and then have had a deactivated account. All I had to do was call in and they reactivated it for me. --155.188.xxx.xx

6x6, call them now because you need to have an inspection prior to being set up to run credit. If you wait for the application you won’t be set up to run their credit. They will tell you what you need for the inspection (shredder, locking file cabinet, etc). Once you are set up, credit can be run instantaneously 24/7. --24.61.xxx.xx

I run my own and recommend it. Don't use MRLL but the next step will be learning how to decipher the credit reports...they can be complex and you need to be able to "read the story" through all the data.

Are they opening new cards lately?

Are there past due trends?

Do they have many change of addresses?

Do they have unpaid accounts on non-essentials like jewelry stores?

Hoosier, just clarifying that you run your own and use another way instead of MrLL. If you are saying not to use MrLL, I would disagree. You get a full credit report and can also get criminal/eviction (which don’t always have everything, but I don’t believe NH reports criminal or eviction). MrLL is easy to use and reasonably priced. --24.61.xxx.xx

I use the service on this site, and yes, it's worth every penny. A very nice lady came to my house and I needed to show her that my computer was password protected, the files were in a locked file cabinet (well, it has a lock. She didn't ask me to demonstrate that I have a functional key!), and that I had a shredder. It took about 5 minutes. Yes, get this set up ahead of time--you'll need to schedule an appointment, and it may be a week or so before someone can come by.

I did not use the Mr Landlord credit check, but the sponsored through my state LL association. My inspector even wanted to see my marketing plan -- copies of ads that I would run on Craigslist or Zillow, etc. The whole idea is to prove that you actually are a landlord -- and not merely an ID thief.

Once approved, I was sent a large packet from my credit check company that explained how to read their reports. They have also been very helpful when I have called with a question. --98.146.xxx.xxx

There is so much information out there for the landlord, especially here on Mr. Landlord. One must choose and streamline your interactions with your tenants to do what most works for you without taking risk. For example to take your tape measure and pound scale to gauge the tenants wear-and-tear on your carpeting is going overboard. But telling a tenant that they may NOT store their bicycles inside and damage the flooring is a responsible move to insure longer lasting flooring and reduce costs. --47.156.xx.xx

Credentialing of all credit users has been pushed by TRW and Equafax. They just need to make sure that you have an actual need for the info and the means to protect this data.

Where this credentialing may concern a possible user, it is done in the hope of limiting the NEXT data breach. Do you want to be responsible for the next one?
