You should ask them in casual conversation. It will give you a unique look into your own market from someone else's perspective. Especially if it's tied to a particular employer, or a local feature that's suddenly on everyone's radar.

"Oh, how interesting. You're from [place]. How did you end up deciding to move to ['nuther place]?"

In my area, it's generally family ties. They lived here 10 or 20 years ago, they left, and now they're coming back again because they miss the small town vibe. --96.46.xxx.xx

6, I was in Knoxville a few weeks ago. Looks like a nice area to live in. 5 o’clock traffic was awful though! Just remember to verify everything a potential tenant tells you. They could be telling you they are moving from out of state just to throw yuu off. --75.141.xxx.xxx

TN is a beautiful state with a lot of neat attractions like Nashville and wide-open country, and the Cost of Living is considerably cheaper than the Coasts. No hurricanes either, and not in tornado ally like I am (MO is on the edge). It has a lot to offer for a reasonable price.

As coastal real estate prices continue to spiral out of control, regulations/laws get more restrictive, and taxes get higher on the coasts, I think we'll continue to see steady movement into "flyover country." The market is always at work. It balances more than just prices. Also, the level of Govt involvement folks are willing to tolerate. Less freedom = move elsewhere... sometimes. --173.20.xxx.xxx

Hi 6X6. I'm also in Knoxville. Lots of out-of-state people move to KnoxVegas all the time. Low cost of living and low unemployment are the reason. Plus lots of major corps have offices in the area. --68.156.xx.xx

Sid,it is beautiful especially in the country and we usually don't have a lot of terrible weather problems but we do get a fair amount of rain.In 2018 we were almost 14" above average and our average is high to me. No state income tax is a huge draw to TN.

We have sold several flip houses to out of state-ers who left high tax states to retire or relocate.

We also get a lot of "half backs". People from up north who retired and moved to Florida, discovered how hot it is and moved "half way back". --137.119.xxx.xx

Doesn't Tn offer free community college? They used to offer 4 years of school buy they are streaming back that program down to 2 years at a Jr College.

I believe they were listed as one of the top 10 states projected in population growth between 2010-2020. So there has to be jobs for the folks coming into the area. --72.23.xxx.xx
