Personal residence or investment property?

Expecting to pay full retail or going to make low offers?

Which one do you like the best as a person?

I wouldn't use one just because they are a Ramsey ELP and I wouldn't use the other just because they are local. There is more to it than that. --70.178.x.xx

Local agent. Same reason this board recommends not having rentals too far away.

There are other reasons too specifically for agents. Does the town 30 miles away use the same MLS as agents in your town? Does that agent know your town's market and have buyers in your town that they could advertise too?

That agent would have to be pretty good and knowledgeable about your local town to be considered a candidate for me. Also, would they be able to drive to your house at a moment's notice living so far away?

Sure the Dave Ramsey thing may be good, but I don't know about his vetting process or if this is like Trump putting his name on steaks or Kiyosaka allowing his name to be added to a book to cash in on the Rich Dad, Poor Dad presents title?

I'd look at home sales, client accolades, track record, look at their listings to see how complete and effective they are. Look at listing photos to see if they're any good. Talk with the agent. Better yet, talk with 3 and then decide. --108.69.xxx.xxx

Dave’s ELPs are vetted pros but you really need someone local. Someone who knows the neighborhoods AND the neighbors.l, and knkws all the other realtors. It’s like job hunting - who you know and whonyou hand with makes a HUGE difference.

I am a huge fan of Dave's ELPs for real estate. I've hired the same one twice to sell houses that I had tried to FSBO but were not moving. He priced them HIGHER both times and got 'em sold in a couple of weeks.

What are your other options if you don't use the ELP? Are you in an area that is scattered and there aren't many agents at all? Rural area? 30 miles sounds far, unless you're in the middle of nowhere....then the "local market" might be a 50 mile radius.

Brad is right that you want someone who KNOWS the market. But your market may have a wide area. Last time I was there, I learned that NM is a BIG state! Ask whatever agent you use to provide comps of their sales listings that closed near to your area. --173.20.xxx.xxx

Here's the problem with an agent 30 miles away. He gets a new client. He has 6 houses that will suit. 5 of them are within 3 miles of his office. Yours is 30 miles away, meaning 60 miles of driving.

He has 5 to show that he can get to all 5 of them and only drive 6 miles. He's not going to get in his car and drive 60 miles to show yours, unless he has nothing else to show to his clients. --98.146.xxx.xxx
