Hello, just wondering how to choose a realtor? I have a friend who's a realtor but don't know his full experience. Currently have my home up as fsbo but haven't gotten too many hits in the week its been up. 3000 Sq ft, 3. 5 baths, 5 beds. I'd preferably like to only pay one commission instead of two. Can I just email all the top realtors and tell them I've got my house up and send the the details on it? Thanks! --66.249.xx.xx

You want a FULL TIME Realtor, not a weekend warrior who is doing it because it lets him/her stay home with their kids.

You want someone who DEPENDS on selling houses for their income.

You want someone who has been DOING IT FOR A LONG TIME and has connections.

Word of caution. I'm not sure what you mean by only paying one commission instead of 2, but that's not really how it works. If you're going to hire an agent to sell your house, you'll pay one commission and he/she will split it with the sellers agent. If they produce the buyer, they will keep it all. If you are going to sell it yourself, but offer a commission to any agent that produces a buyer, that would just be a reduced amount.

You want a no none sense hustler with a solid track record of getting things done. In an interview they will all promise you things they can't deliver.

Word of mouth is another source.

The market is changing now, with interest rates higher now, we are no longer in a red hot sellers' market. Now is the time when the real agents shine, and the flakes go out and find other jobs.

Interview at least 3 agents, see their marketing plan, see how they price the house. You on the other hand, and I think you discussed this before, have to concentrate on how to make the house more desirable - starting with improving its CURB APPEAL.
