I showed a place to a nice couple from Florida today. They are one of many who have moved here without a job. They say they have great credit history.

They are looking for work.

I told them that if they have offer letters (that I can verify), and if they have great credit, I would rent to them if they paid the security deposit and 3 months of rent upfront.

But I still feel uneasy about that.

Any thoughts?

My pre-screen would have filtered them out. New arrivals are always suspect but it depends on the job. I have a kid with me who was new to the area who has been in one of my units going on 3 years. He had a job with our local casino though and had just finished their dealer school. He's been a pretty decent tenant. --209.122.xx.xxx

MY best tenants moved here from somewhere else to take a job the locals can't/won't do, either because of work ethic, drug problem or no skills. I get teachers, store managers, etc. I used to use a 'time on job' credit system but no more. If they are moving here to take a job offer, they are good employees.

We don't do applications before showings. I wait 2 minutes past the showing time.

With a brief e-mail exchange I can usually tell if they are the kind of people I want in my building.

I would if they had a great employment history at decent $ jobs AND a substantial amount in savings. I'd ask for three months rent up front and double security. Perhaps they sold their house to move? If so they could have a lot of $$ in the bank and are renting while they find jobs and look for a house. Even with a county letter offering my prospective tenant a position for 60,000., it didn't work out and she was "let go" within six months, but she is still paying rent, so I can't complain. Just odd from the get go, came here from WAY out of state. I don't think I'd do it again. I like at least 6 months on a job, better a year. --47.132.xxx.xxx
