In the process of purchasing a property where the previous owner accepted cash for rent. I haven't been doing that... well.... ever... I've never accepted cash.
So, do you accept cash, or do you require your residents to either pay via check, credit card, etc.?

Mine pay by direct transfer from their account to mine at the bank, set up when they rent. Automatic overdraft on their accounts so if they don't have the money in the account, the bank pays and they can pay the bank back.

When I accept cash, it's generally as a favor to someone, rather than being my default mode.
I'm transitioning my tenants to autodraft as houses turn over. Most of them are still in deposit-rent-to-the-bank phase of the biz, where I give them a filled-out deposit slip and have them deposit their rent with the teller/through the night depository/whatever. But all of my tenants live within five minutes of the bank, so it's no big deal.
If it was a senior citizen, or someone desirable--- I'd refrain from moving too much cheese at once. People get nervous about change, and it's good to avoid too much change, too fast. If it's someone you don't mind leaving--- it's much easier to say, "This is the way things are now" and let them fall in line or leave. --96.46.xxx.xx |

Sign in small print in Wells Fargo (probably most other banks too) that they no longer accept cash deposits from other than the account holder.

When I had buildings with immigrant workers that didn't own a bank/savings account, they only transacted in cash. I made them "prove" where their cash came from. Like tips, wages or check cashing establishment.

I have never collected rent directly because originally we were long-distance landlords (5 hours away.) So I have always had tenants deposit directly at my bank. Now Wells Fargo no longer accepts cash from a non-account owner, so no, no cash for me.
More and more tenants are using Zelle which is great.
I have accepted cash for first funds on occasion, but these days we don't even meet up to sign leases, instead doing it all online and the tenant deposits their first month's rent to the rent account and their SD to the SD account by any means they want. Most choose Zelle. --50.82.xxx.xx |

Ally, most break-ins, robberies, burglaries occur during the daytime now. Safer for my tenants to have their paychecks direct deposited, then transfer cash through an app on their phone.
Of course, anyone can still do what they want. It’s a free country. My town has ONLY had ONE
landlord shot dead during the time I have been a landlord in a let’s-jack-the-landlord-in-the-alley move.
ALL of my tenants have close relatives they wouldn’t trust with the keys to their houses. Relatives like Mom, twin, baby-daddy, et cetera. I prefer to reduce risk of my tenants being pestered for cash from these relatives, or, actually having a break in by one of these. (Yes, it happened. Yes, tenant prosecuted. ) My tenants are working hard to stay on a good path, in a rough neighborhood. Keeping cash, and the temptations that come with it for others around them , to me, helps my tenants.
There are a lot of panhandlers going up and down the streets in my area. I can always say to them, oh, sorry, I don’t carry cash. (I might have a smidge of cash, in one of the hidden pockets on my Duluth Trading Co work pants. Shhh!,, ) Makes my tenants and I less of a target for those intent upon ‘borrowing cash ‘ (see Will’s thread about neighbor scamming his tenants. Oops- don’t mean to imply anyone has to do what I do. What works in your area, with your target market will likely be very different, depending upon the states’ laws, local community crime, your abilities/ disabilities.
That’s the great thing about this landlording gig. We can all approach things very very differently, yet be successful. And, we can all define success in our own way.
