My lease includes a NO STICKERS ON APPLIANCES OR WALLS - they will be considered damage.

So today we had a turnover. Young woman, left the place spotless...except for very visible red white and blue stains on the side and front of the fridge from some kind of gel sticker (according to her.) It's "USA" and stars and flowers and such.

This fridge was brand-new (not something we usually do!) 6 months ago.

We were able to white-sponge and goo gone scrub the much smaller front stains off (for the most part) but the side stains - first thing you see when you walk in the house - are still very visable and cover the top half of the side. I'm going to get a magnetic something or other to cover it.

But how would you charge the tenant for this damage? We even discussed stickers at lease signing!!

The fridge is of course still usable but I'm just so mad. --50.82.xxx.xx

Charges should be at your normal cleaning rates.....now if you are asking appropriate charges if it couldn't be cleaned- I would get price of a new refrigerator less the price of a used refrigerator with residue stained sides. --72.172.xxx.xx

Take photos of the damage and let her know it's the first thing people see when they walk in. Let her know stickers were strictly prohibited pursuant to her lease. Let her know the efforts you've made to remove the stickers, but that as the photos show, this is the best you can do. Let her know the frig is less than a year old. Let her know the side cannot likely be replaced, so the only thing you can now do is to replace the entire refrigerator.

Then let her know you are keeping 100% of her security deposit (assuming it's less than the cost of a new 'frig) but that because she paid her rent on time during her tenancy, you will likely not sue her for the balance of the cost to replace the refrigerator.

Point is, this is an "eyesore" to each prospect that sees your property. And she should pay you for that. --144.191.xxx.x

If everything else was spotless, I'd suck it up. Why? Because I still remember $10 I was charged by a landlord back in 2003 when I moved out of a unit that I cleaned the HE// out of. She charged me for mildew on a window frame behind a curtain. To this day I remember that. --174.201.xx.xx

Her Security Deposit is more than a new fridge would be, this is a small place with a basic fridge from Lowes. It was probably $5-600. Her Security Deposit is $1250.

There is no glue residue. It's as if the color transferred from the (now completely gone sticker) to the fridge itself. You can't feel it at all.

The place is already rented, new tenant moves in tomorrow.

I am not a very experienced land lord so I am not sure what I would charge, but it was in your lease no stickers. I would paint the side of the refrigerator if nothing else worked. I would also try acetone which I use to use removing decals on trucks. --73.120.xx.xxx

It's just the FIRST thing you see when you walk in this place: it looks like a graffitied fridge. It lowers the value, that's all, like a punched-marked fridge does. We don't value our own time very much do we?

DH is headed over to Home Depot to buy appliance paint, and going back up to the place to paint the fridge tonight. It's not "just an hour's time" to fix this stuff sometimes, that's the annoying part. It's all the peripheral running around...30 minutes up and 30 minutes back from Home Depot, 30 minutes in the store to find the paint and check out...plus we spent at least an hour on it today scrubbing before our arms gave out.

In real time, if we were paying our handyman to run around like this, he'd charge us half a day's work, because in real time, that's what it is taking us to fix.

I've decided to charge for our actual time and materials, as a real business would!

And no more new appliances ever. Just because this woman acted like a child and put stupid stickers on our fridge. --50.82.xxx.xx

I can understand how frustrating that can be. If it really looks that bad and the damage appears to be permanent then charge half of the price you paid for it. I think a judge would be more acceptable to that if it went that far.

If it doesn't paint over well then sell that one used (many people won't care what the side looks like really) and buy another used one that looks better. $250 to $300 should make you mostly whole again (I would hope). --24.20.xxx.xxx

I know exactly the stickers you are referring to. The pigment does transfer to the substance it is applied to.

If you can paint the side and make it look decent, I'd say the cost of the paint plus the time you spent cleaning the refrigerator, getting the paint, and applying the paint. Your repair company charges $50 per hour, dont they?

I'd be seriously tempted to install a dry erase board on the part of the refrigerator since the paint may not cure in time. --172.58.xx.xxx

lightly sand-- clean with tack cloth - paint with white APPLIANCE epoxy spray (6.95 AT THE DEPOT OR LOWES)-- light dusting is all you'll need.

FYI wd 40 is really not a lubricant-- its a rust inhibitor and DEGREASER. We used WD 40 for cleaning our hands when heavy 90 weight grease was on them or hydraulic fluid. If you have stiff knees try spraying your knees with it. SERIOUSLY! --99.103.xxx.xxx

If it is dye from the stickers, bleach might clean it up.

What you have is not 'normal wear and tear'

I would charge for it.

We had a tenant that dog scratched up the front of a brand new SS fridge.

We got the cost for a replacement skin and labor cost and billed them.

People seem to think if something is an accident they aren't financially responsible.

I was parallel parking my truck and my hitch just 'kissed' the bumper of car behind me.

The mark I left was in middle of her bumper and a straight line 2 inches long just like you took an ink pen and drew it.

Cost me $200 because the entire bumper had to be painted. I paid it.

I don't think she ever had it fixed but that is not my concern. I caused the problem and it was my responsibility to return her property to its original condition.

The same goes for any of our tenants. Especially since this is something you described and covered in the beginning.

Showed the apartment new last year to Exacting Woman, but she missed out at the time to the Departing Tenant...timing! When she heard it was coming open again, she jumped on it and said she didn't need to see it again. Departing Tenant cleaned everthing very well. I'm sure it was to her own dismay as well as ours when she took those stickers off at the very end and couldn't get the colors off!

DH painted. It's now "good enough" but darn it - it was NEW.

The Departing Tenant is a very nice girl, this was her first apartment after college. Ended up breaking her lease to go BACK to school for her Master's...so not only did she ruin the fridge but she put us in the position of looking for a tenant in mid-winter. Grrr. WMH, for your lease language, I'd also include the "removable" script stickers that go on the wall ... the ones that say "love", "family", etc. They are usually fancy script and very timely to remove. Not sure how I'd word that because I'd bet most tenants don't consider them "stickers" since they are "removable".
