How do you do a lease renewal. Is it the same as the original lease and you just adjust the rent and have them sign or is it a different lease form with new rent amount and they sign it. Is it titled lease renewal? Do you send it by mail or in person? How many days in advance of previous lease expiration? Thank you for your time.

My first years lease rolls over to a month to month. When someone wants another year lease I use my lease agreement and just revise the dates. I incorporate any new terms and any increases. On significant increases I give 75 days notice so the tenant can shop around and confirm my rent is attractive. With less than 60 days notice sometimes tenants give notice before shopping around and seeing my rent with an increase is not out of line. --99.23.xxx.x

K.I.S.S. Write into the lease what happens.

Example. "At the end of the lease, unless TENANT or LAND LORD have given written notice to terminate the rental agreement, the agreement shall renew as follows:

_____ 12 month with 2.9% increase to the current rent.

_____ month to month with a 4.9% increase to the current rent. Increase shall apply only once time per 12 month period of month to month rental.

TENANT has initialed next to the option that shall be in effect for this rental agreement.

All other terms and conditions remain the same. This renewal clause shall remain in effect for every subsequent 12 months period until TENANT or LAND LORD terminate the rental agreement."

My lease is a living document and changes every year as things happen, both to me and to the folks on here LOL!

So I want everyone to sign the newest edition each year. I have started doing them all online, using PDF Filler. Subscription was $79 for a year. --50.82.xxx.xx

Good answers from others so far. Also: Method of delivery depends - does your state allow electronic documents? (most probably do, but check) Otherwise, use the most convenient & reliable method for you. How much notice to give also depends on your state's laws - and what you have in your lease. If the law says you must give one month notice, that's the minimum. You may choose to give longer for reasons stated above, or to give you more time to market for an upcoming vacancy.

Start here: tirnover is your enemy, your largest expense in both money and life (your time). Your efforts should always be focused on RENTENTION.

I want their continued occupancy to be an easy no brainer.

I do not want to remind them it’s time to think about moving. Indo not want ANY extra steps or paperwork to do.

I want only yearly leases. If it’s important they stay for 12 months, why is month 13 or 14 or 27 any less valauable to me?

AND we regularly recieve ELT (Early Lease Termination Fee of 2 x the rent) and we require a 60 day notice so there is another 2 months of rent. Just recieved a check for $1550 ELT and a writtten plan to pay the 60 days of rent for a guy who decided to move out. Month to Month would mean a LOSS of $3000+.

(ELT alone paid for my Guards Red Porsche 911 in just one year.)

AND I get an automatic rent increase without sweat or anxiety.

My lease is clear: This lease renews automatically on the annivesary date shown on page one for another 12 full months with a 2.9% Cost Of Living increase. Should Management or Resident choose not to renew a written notice must be recieved at least 60 days prior to the annivesary date.

A great example how a strong lease can make you money!

Thank you all for your advice. You are extremely helpful. Sid,I am assuming this is the original lease where the tenant has initialized the options? Brad20,000,I agree with turnover being my enemy for sure! What if someone does not pay the ELT and/or does not provide 60 day notice? Do you then go to court and make them pay the ELT? How did you decide on the rent increase amount and is it the same every year? I really appreciate the example of the lease making money! I have been short on time but I am going to look for your lease on here today. If it is not against the rules can you tell me where to find it? Thank you for your time! --73.120.xx.xxx
