Started at my daughter's fixer at 6 AM, just got home a little after 7PM.

Very unhappy with Home Depot delivery issues. Only part of the order came as scheduled in AM, got the rest around 5:30, after dark.

Raining (almost) the whole time we were hauling stuff from pallets into the garage. Yeah, I wanted it delivered inside! Grrr!

Found stupid stuff contractor subs have done wrong.

AND a roomer can't understand that a guest is someone who is visiting her WHEN SHE IS HOME, not all day while she is working. This is explained at move-in and was just emphasized recently when her son was found there alone. (actually, I believe she understands, but doesn't want to comply - she mistakenly thinks that she is in charge, and if she raises her voice she gets her way - NOPE!) Today they both were hiding in her room when I went to get rents from the box. I suspect they are living there (son & girlfriend), so ask for mail sent to their home address. Got a call where she just starts yelling about how she has the right to have her son visit, I'm a busy-body, etc, blah, blah. Hung up on her and sent a text - communicate in writing.

This part was actually kind of cool - I knew they were in the room. I opened the front door, then closed it and stood there quietly reviewing video footage for a few minutes. I heard a bedroom door open, and the young man came and peeked around the corner, saw me, and headed back to the room. As soon as I saw him out of the corner of my eye, I said, "come on over and talk to me". He went back to the room, hoping I didn't see him - but didn't he hear me? LOL! Caught ya!! Anyway, they had to leave and I deleted roomer's entrance lock code, and created a new one - texted it to her, reminding her not to share it with anyone (yeah, right). She'll be gone soon.

Sigh... just one of those days. I'm tired.

We had that rain on Thursday/Friday. Brrrr! Very dreary, and hard to get stuff done with it coming down.

1 week. I'll give it to her Thu, after this week's rent is paid (late!). Last week's rent is pre-paid, thankfully. I just won't tolerate being her rude communication. Plus she said "they don't need to provide that sh*t! (proof of residency), so I expect they will not comply - multiple reasons to go.

Rules are pretty easy to follow unless you knowingly are breaking them.

Rather have an empty room than a poor tenant. Empty rooms attract good tenants.
