Hi, I've had to evict 4 tenants in the 6 years I've done rentals. The total they owe is around 13k. I know its usually bad practice to be empathetic but the first five years tenants always paid me back even if they were 6 months behind. I was able to garnish 3.5k back from one tenant but I can't find out where the other live or work now. Is there a good way to find this information. I've talked to a few attorneys but they said it's rare that they'd be able to find them and garnish their wages. Any advice would be greatly appreciated. Thanks!

Talking to atty's about garnishment-- you might as well howl at the moon. They don't see any money in garnishments and they have to be extra careful collecting for others. Get a collection company-- sit and talk with them-- give them a few to do so you can see what's going on. Hint-- collection company's don't like LL's either. We have big debts and collection companies like the 50 to 200.00 debts -- they're easier with usually no court work needed.

FYI this past nov we collect over 5600.00. Dec only small amounts coming in but for the year-- it's been a good garnish/collection year one of our best. --99.103.xxx.xxx

John [VA] - if you are still looking at this - NE posted a site that gives some information (possibly) of where people may be and/or possible relatives. Also you may want to check phonesearchfree .com for some assistance.

Obviously just do a bunch of searching on the internet and don't be afraid to pick up the phone and just call people. Be nice, don't TELL them what you are trying to do other than just get in touch with so and so. --69.201.xx.xxx

I had a tenant pays on the 13th every month because that is the day he moved in a couple of years ago. Today he received a 5 Day POQ notice.

An ounce of prevention is worth a pound of cure.

Perhaps that idea you had of selling your rental might not be a bad. But if you decide other other wise, let me be the first one to ask.......can you lend me a $13,000 that you might have laying around so I can try to completely blow off paying you for up to 6 months if ever? If that sounds like a crazy idea, then please understand (without being offended) that is EXACTLY what you have allowed your residents to do on you.

With $200 of positive cash flow, you should be able to pay yourself back in about a half of decade --72.23.xxx.xx
