I have a tenant who's car is leaking ALOT of oil onto parking lot. It is making a real mess every where she parks, (never in the same spot). Don't know if there is any thing I can do.!

Not only that, it's getting on your carpets and flooring. It's a property damage issue and she needs a Notice to Cease and tell her to get the leak fixed or she will be responsible for the cost of cleaning the drivingway and if it's asphalt she will need to have it recoated. I've given many tenants over the years a "Notice to Perform or Quit". Either fix the oil leak within 5 days, or you are not allowed to park on the property any more. Oil spills are messy but can cause someone to slip, fall and cause major injury. Just because a tenant doesn't care about others doesn't give them a right to mess up my property and others in arms way.
If the tenant refuses to keep their car off the property then I can either evict or have their car towed -- giving the tenant written notice.
