My tenant has requested that I repair/replace the shower door, toilet paper holder, door knobs, window blinds and light bulbs.

I have no problem with the 1st four items. The light bulbs are the responsibility of the tenant.

My question is , how difficult is it to find a new or used replacement door for the shower? I'll see him w/I a few days. Thanks.

Shower doors are maintance. Rods and curtains are the way to guy. Put ithe rod on your inventory list and just replace the liner when they move out. New and clean for the next tenant. --107.242.xxx.xx

Are these listed items in working order?

Are they dirty?

Are they discolored?

Were they damaged before tenant moved in.

Did this tenant sign a check in list of each of the items before they moved into the unit? Did you take pictures of these items in question before tenant moved in?

Yes things break but is the tenant swinging on these items and did the tenant break or damage these items?

The requested repairs IMHO indicate a destructive tenant and the lightbulb request indicates a very needy tenant. With what information you have currently submitted I suggest you replace the tenant first.

Richard, That was very very good.

I removed shower doors. I even did it in a couple spots where the screws had pierced the tile.

There is a new curved shower rod that seems to be popular with teni.

Ditto not enough info as to why all these things need replacing after Tenant is in place (I'm guessing you didn't do it between occupants?) but also agree with the "Remove Shower Door and Replace with Curved Rod and Curtain."

Throw in a nice new showerhead while you are at it.

Glass door tracks are impossible to keep clean, not to mention potentially really dangerous with a slip & fall.

We make sure all lightbulbs are in place and working prior to occupancy. Tenant is responsible for changing their own lightbulbs during their tenancy and also for returning the unit with working light bulbs when they move out. $10 charge per bulb if they don't. --50.82.xxx.xx

I'm with WMH(NC), all lights working at move-in. And I also leave a new 4pack of blubs, along with the zip-it, monkey hooks (picture hanging), HVAC filters, etc... at lease signing to get them started.

There are companies that replace shower doors. I would let a professional do it and I would keep the shower door as that is what they rented and it will stop leaks into the floor below during sloppy showers. Must be having guests and is embarrassed by condition. --173.61.xxx.xx
