Got someone here from New York City looking to take a room and commute back for work. Currently lives in the Bronx. He drives for Uber/Lyft claims he makes 1500-2000 a week. That's no money in NYC. Says he can't afford NYC and they have family here. Moreover, this pay sounds very high for Uber/Lyft. They'd make more in NYC, but I'm not sure he's doing that.

I read somewhere here recently where NYC has put some curbs on these guys because they're killing the Medallion taxi cab guys. I used to have a couple of clients who were Medallion cab drivers. Back in the day, getting a Medallion could set you back $ 1.0 million. With Uber and Lyft, the value of those things has plummeted which not only throws the drivers underwater, but the banks who finance the Medallions.

Wife works in a restaurant in Manhattan, but will try to find a job locally once they move. We're about 80 miles outside of NYC, but that's a 2.5 hour commute with traffic during the week and about 1.5 hours off peak. (There are many people in this area who commute back and forth to NJ and NYC. They're here because they can't afford those areas). Double occupancy room rate is $ 225 a week and the guy did not blink.

If I take him, he'll probably be a short termer. If he's telling the truth, he can easily afford an apartment in this area. To be honest, I prefer the tenant to be poorer than this because of the longer potential stay. We'll see what happens. When I asked for backup, he claimed that he "deleted" it. When confronted with the fact that this information is readily accessible on their website, he asked if he could send me the last month because of so many screen shots--I said send me the last three. Let's see if he goes Casper on me...LOL.

The deal with these ride share services is a driver must have a car that meets very strict specifications. We looked into it a few years ago as a side gig for my stay-at-home wife, but the requirements for the vehicle were cost prohibitive. Many websites that analyze the earning potential say that realistically, ride-sharing drivers should expect to earn between $9 - $15 / hour.

So he might not be as "rich" as he sounds. Maybe a good candidate after all. --173.20.xxx.xxx

I too read that the Medallion taxi cab drivers in NYC and especially anyone who recently purchased a Medallion have been suffering tremendously after Uber/Lyft became so popular. For your prospect, I'm guessing that he's stretching the truth about his pay, however, I've heard similar stories about drivers who head to San Francisco and the SF Bay Area during major events to work non-stop. One story noted that drivers do drugs to stay awake to make money around the clock. Then they head back to the suburbs far away.

I wonder if the prospect is desperate with a family and is looking at all sorts of living options, including your rooming house. Indeed, if you do take the guy in, you might opt for a short term stay. He just might burn out soon with a around-the-clock schedule especially during the holidays to provide for his family. The articles I read show the drivers clearing $2 per hour after auto expenses. No one likes to talk about the wear and depreciation on the car.

We have a res who drives part time and makes $200 on the weekend. He does it for the cash in hand and does not care about the car.

The applicant and I were communicating back and forth in Spanish. I don't know why he thought he was speaking to a Spanish speaker, but we switched to English and got some things clarified. He sent the back up and he's making about $ 2000 a month not a week. With expenses, that will be down to a net of $ 1000 or less. Philly is about 50 miles from here along with our local area, so he can cover Philly and our area to avoid the commute to Manhattan and make about the same. Philly might actually be better than NY as they might be friendlier to ride share. But from here, the commute to Philly, while shorter, is hell as well as there's only one way of getting in there. At $ 225 a week, it's a no go unless the wife picks up a job here at a local restaurant. However, that shouldn't be an issue. There are a lot of restaurants within walking distance of my rooming house and with their constant turnover, she should find something. --64.121.xxx.xxx

Also, this one is from FB. I filled two vacancies a couple of weeks ago via a FB ad boost and then I had a young girl move out after staying only three weeks hence creating this vacancy, so I reran a boost on my FB rental page to advertise. I also renewed on FB Marketplace and craigslist. All my response has come from the FB boost. Your mileage may vary, but this has worked for me. --209.122.xx.xxx
