Wondering when is good to show my rental condo to new prospective tenants?

I'm wondering what the typical protocol is for showing a rental you have - do you wait until your current tenant is moved completely out and then start showing it? Or do you show it while the current tenant is there, and just work around their schedule?

Who do you rent to?

If you rent to fast-food-and-factories, I would certainly wait until I had possession.

If you rent to military that was brought up military, you'd have a better chance of trusting them.

If you've been in the home relatively frequently through the tenancy and you know there's no fleas, no Kool-Aid/gum/spray paint in the carpet, no candle wax on the wall, no missing cabinet knobs, no hideous fridge or stove, no unreported roof issues or sewer blockages... then you'd have a better chance of trusting them.

Income is no guarantee of whether an individual will care for a house or whether they'll trash the house. A lot of it has to do with being brought up to care for their surroundings and take pride in their work... but you can't really screen for that. :) --96.46.xxx.xx

It depend on your existing tenant. Some tenants don't want strangers walking through their house or other do not care.

Many of my tenants are slobs and I would not want a rental prospect to see that debris field. I always wait until the tenants has moved out, then do some quick clean-up and then show it. --68.63.xxx.xxx

You don't have to work around the schedule of the Tenant, as long as you are showing with "notice" and showing during normal business hours.

I wait until my tenant is out, gone and down the road before I even think of marking my properties. After the old tenant is out, I now get to fix up the rental as I see fit without any pressure. When ready, then I market and re-rent the unit/house.

Only in one area of the City, West Hollywood, do my tenants leave their rentals better then when they first moved into it. Often the word gets around that a tenant is leaving that building and I start to get around 20 calls from others looking to move in. As one old tenant leaves, hours later does my new tenant move in. --47.156.xx.xx

I start advertising and showing immediately after receiving notice from the current tenant (and assuming I can't convince them to stay). Vacancy is expensive! Lost rents can never be earned back.

I figure I'll lose 100% of the tenants that never get tours. My downtime between move-out to move-in averages 3 days.

We set up a 2-3 days per week showing schedule. Per my lease, I could simply give 24 hours notice and show up, but I find it works better for everyone if we say which days we will show and which days the outgoing tenant has peace and quiet. --173.20.xxx.xxx

Jeffrey teaches the number one criteria for the ideal tenant is COOPERATION, which you establish before you ever rent to them in the first place.

The only time I show an empty unit is when it is just coming online new or after a major renovation. Otherwise I always show them occupied. I start marketing an upcoming vacancy 60 days out - it takes that long to find and vette a decent tenant. 99% of my tenants keep their places nicer than we do and with proper polite notice they are eager to help us get it rented.

If I knew a tenant was a big slob, I'd just give them more warning than normal.

I put it in my lease that tenants agree to allow unit to be shown 60 days or less before lease end.

The current tenant fully expects the place to be shown while occupied, because they themselves viewed it when it was occupied. So it's no surprise, plus it would be in the lease. --73.52.xx.xxx

I wait until vacant, but advertise slightly ahead of that time to generate interest. Some people are really turned off by seeing other people's property in "their" prospective house depending on how clean/organized they keep it.
