I get contacted at least weekly by tenants themselves or others wanting to refer me to someone looking to rent. Last week I got one from a tenant asking if they can renew even though their lease isn't up until August. They text me on holidays to wish me well, notify me when they'll be out of town, and to ask me for referrals to give to others for lawn service, plumbing etc and even home buying advice.
Half my tenant texts aren't for problems so I don't dread them anymore.

I tossed a tenant out and he has made payments on what he owes. I suspect later next month I'll have the balance.
A dryer stopped spinning, I carry the belts under the driver's seat so that will be a quick fix.
Lots of little things come up and I enjoy the easy fixes.

My tenants new car get's bird droppings because they park in the section of open lot as opposed to my carports and garages. This tenant wanted a better parking spot so they were now willing to pay an extra $35 to $75 a month so their new car won't get pooped on. --47.156.xx.xx |

YES a vacant unit is better than over looking an issue or a problem on a prospective tenant that will become a deadbeat and/or a house beater.

Lost a semi-decent tenant abruptly. A quick morning move-out on the 2nd and gone. Oh well. Of course did not pay rent. And left the place dirty but not damaged. So pay my cleaning lady to spiff it up, show it a couple of days later and lease has been placed, waiting on deposit before I sign. Short-term only wants it for a few months (they are building a house) which takes me right into prime renting season so there you go. Instead of a January 1st vacancy I will have a May 1st availablity.

Thought tenant abandoned unit but couldn't tell for certain. Did not return several calls. Left a note demanding full payment or he had to leave. Called emergency contact and they said they hadn't seen him. Spoke with other tenants, they said they hadn't seen him. Reviewed PA abandonment requirements and debated whether I needed to file for eviction. Got text from bank that deposit was made with late fees. Whew. I had a property with neighbors fence on both sides, but none in back and front sides (the small pieces on each side). House was on a busy street, so I really wanted to fence it but didn't want to spend the money. Tenant who moved in asked about fencing it....I told him we would only let a local professional company do it...and when I mentioned one of the companies he said he worked for them. I called the company owner, and he agreed to give me an invoice for the fence that includes a warranty, and my tenant agreed to pay for parts and do the labor himself...so I basically got some free fencing with a warranty and a receipt. --99.92.xxx.xxx |
