I don't like the title LANDLORD.

I have been one for so long, but I wish we could use a different title.

Being a LANDLORD as opposed to THE OWNER, gives an impression of a tyrant, money hungry, ruthless and...in the eyes of tenants.

It's the word landlord that bothers me.

Thoughts?

I've been a LL since 1976, for most of my life.

I became one because I couldn't find a job - I was too educated, I was under educated, too short, too tall, too fast, too slow, too to the right, too to the left. Then one day, I saw an ad from C-21 real estate school: "Get your RE license for $75 including classes and books", so I said to myself: What did I have to lose. The rest is history.

When I show homes and talk to potential renters, I'm always the manager. But when they move in and become tenants, they can find out fairly easily how title is vested on the homes they are occupying. So then I am the LL. But can't we just use THE HOMEOWNER instead? --99.59.x.xxx

WHY soft soap it we are on the deed as the owner of the property. Some like to call themselves managers and some call themselves Landlords.

AND some tenants call them Slumlords or some tenants call them at any time of the day or night.

As a Landlord/owner you have a piece of paper that is called a deed and you own the unit(s) and property. You may have a mortgage!!! The tenant has a lease upon termination of the lease the tenant now owns a worthless piece of paper that was once a lease.

As Landlords you earned that right to be called Landlord! You took a risk and you may have mortgaged everything you owned to purchase the property.

PLUS

You took on the responsibility to maintain the property and improve the property to help YOUR investment grow. The Tenant can walk away at any time and NEVER look back and have zero concerns. SOOO What you took them to court and got a JUDGEMENT in most cases the tenant could careless they know you will never see the money. As the landlord you put another mark against their credit and now they will pay more for a car loan, personal loan or credit cards. Or they may not be able to get credit!!!

Fred of CA for 42 years you rented your units. Total the rent from each of your units and look at the amount of money the tenant paid you for each of your properties. Yes you had expenses every year but you now have property that is worth a nice amount of money AND you can continue to rent the units, sell them or pass them on to your family.

OR you could be called Land Baron!!!

To my tenants, I'm the Property Manager. This is true not only physically, but also spiritually. I am a Christian, and hence I view all material possessions as belonging to God, and I am entrusted with them temporarily. I am managing them for his glory. One day, they will pass to someone else. This is the Olde Englysh concept of stewardship. So you could call yourself a "Steward" if that tickles your fancy....

I tell everyone I am jack of all trades, master of none but my actual title is Peon.

I don't correct anyone when they call me Landlord, but when I introduce myself I say I am the Property Manager. Helps when I have to say I will have to check on that when they want something. I can either think on it and do it or not do it. However, they don't get the impression it's me making the decisions. --98.175.xxx.xxx

I find it funny how we get so hung up on titles. I remember distinctly when I was corrected at the office 30 years ago when I asked for the Janitor instead of the custodial engineer. I guess the title made the guy feel better but he still performed the same duties as when he was the Janitor.

Landlord, Property Manager, Owner, Steward... All impart the fact that I'm in charge of the property and the tenant is not which is the important point I need them to understand. I don't really care what I'm called to my face because I'm sure it is something different when I'm not around. --50.26.xx.xxx

RE schools only teach you one thing: how to pass the State exam.

"How to" - whatever it is - you have to learn on your own. Things like: How to sell, how to open escrow, how to get financing, how to buy, how to show properties...and so on.

A new licensee is like a toddler who just took her first steps. That's why, you need to hang your license with a Broker. Your broker will have to make sure you don't drown in hot legal water. --99.59.x.xxx
