Hello guys and gals. Day 6 of 21 day challenge. I would like to thank all of you again for your advise. Some tenants are not very good house keepers apparently. To what extent would you say is not acceptable and how do you handle that situation? --73.120.xx.xxx

Catch it during the 2-minute in home inspection during the application process. The best way to avoid issues is before moving a person in.

If they're already in, go with local sanitation guidelines. Pets extermination is on their time, as are damages. Fix/exterminate and bill them. --75.98.xxx.xx

Our tenant left in May of 2016. We have finally got the home ready to sell, working on it around a full time job and a cancer diagnosis and the grueling treatments that come with. You would not believe the filth left behind, including clogged basement pipes (gallons of used cooking oil)that required taking the floor up. I could go on and on. My husband lost his battle with cancer and we won the battle with the home -a little row that was our first house. My husband wanted me to buy a duplex for the rental income but after all we've been through, I just don't have the heart to go through a possible fiasco once again.

Thank you guys for your response. I'm sorry to here about your husband and the problems with the home. I can understand not wanting to rent again after that mess they left. I hope the sell goes well for you. My tenants are moving out at the end of this month. They have never been very clean so I hope there is nothing to major. 6x6, one question I will ask during the interview is, how good of a house keeper

are you a scale of 1 to 10 ? 10 being the best.

When you call the previous LL for a reference, ask did John and Mary get all there

deposit back when they moved?

What condition was the home last time you were in the house?

Thank you guys for your response. Dave(MO) I have been in the house a few times this month one to install an exhaust fan in bathroom. They are currently packing stuff so I would understand some mess but they have always been messy. I left them a move-out list one being things have to be clean like when they moved in and another to make things presentable for showing. needless to say they are not following so far. I actually text one of them Monday about 10am that I was going to meet with a realtor at 2pm Tuesday about maybe selling the house. I asked for the house to be presentable as could be.On Tuesday about 1:55pm he texted me saying the other would be coming from Atlanta about 2:15pm and has been up all night and was tired. I'm thinking and your point is what? I gave them more then 24 hours notice and it is also on the list I gave them. I met with the realtor and did not worry about it. When I checked there previous land lord reference he said you could eat off floor. LIED! --73.120.xx.xxx
