I have a 3-unit building in New Jersey. One of my tenants claims he has bedbugs. He's been there for 6 years without a problem and the other tenants have been there for 14 years and have never had bed bugs. Who is responsible for exterminating them? --108.53.xxx.xxx |

For a 3-unit building, generally the owner is responsible.

This state requires the LL to exterminate. As Barb MO said he probably went somewhere and stayed in a cheap hotel. same thing happened with one of my tenants years ago before NJ made the rule about LL exterminating. They knew it was their fault and they paid for extermination although the husband did threaten me and I had to run out of the building and cal the police. I hire it out. In a multi, we will do a “crack and crevice” treatment on the adjoining units to try to keep the bed bugs from moving into another unit. We do not use heat, expensive and the companies that use it also use chemicals because if bugs are in the wall behind insulation they won’t get hot enough to die. Gus, when you return from that unit--strip and wash all the clothes you wore before you go to YOUR bedroom.
Not only from travel. Anything bought in a used clothing store, or a used furniture or appliance store is suspect. Even family garage/yard sales, or buying a used car from a private seller (used cars from dealers get fairly rigid cleanings).
And not just beds/mattresses. Carpets, draperies that touch the floor, the backs of fixed pieces of furniture like heavy bookcases or dressers w/mirrors. They can make a nest in any angle--even on wood. Behind outlet plugs, in your WALLS.
They are everywhere these days. They can come into the house on coats/jeans from anywhere you sat in a public place like restaurants. Its almost impossible to eliminate all the places you might find them from your life. Awareness and constant vigilance is necessary. I have a fear that this may happen to ME. I read a LOT about it. (Its like getting cancer--you know you have along hard road ahead of you, with a prob bad ending!) I hate them more than roaches. Roaches you can kill fairly easily.

Tenants of mine admitted that a guest came with bed bugs. It was still my responsibility as the owner to have a professional service eradicate them. Afterwards I could send a bill to my tenants and then follow up with a case in small claims court. --47.156.xx.xx |
