Welp... I just had one of my best tenants retire from her job and move to Arizona. She had been living in one of my SFH for 24 years! 10 years since I've owned it and 14 years with the prior landlord.

Of course after 24 years we are doing a complete remodel and will be able to up the rent considerably once we are done, aiming for a Jan 1st ready to rent date.

I pulled up the living room carpet and there was a hand written note inderneath that said, "This carpet laid July, 1956 by, Moore". That old carpet had been in there ki for 62 years!!!

Wow. Pretty cool when you find those little time capsules while working in properties.

How long was your longest tenancy?

Not for a tenant but a time capsule

When I was working on a house back in 1982 I somehow laid the door on the ground under the front room where I had removed some floor joist. Got the Floor joist replaced and then couldn’t get the door back out to use. So I just left it.

Wife wrote “this door left here because husband was too stupid to remove it. 1982”

I guess it is still there.

Personally my longest tenant was 11 years. I put her in, then I moved her out after invoking the Happy Clause. Longest inherited tenant lived in the place 21 years....on Sec 8 for who knows how long? Rent was way below market, but she decided to move anyway within a month. Worked for me. We cleaned it up and re-rented for 50% more. --172.56.xx.xxx

Talk about time capsule. I just bought a property in the country that the buildings have not been maintained for almost two decades. The house was built in 1899 and I was removing the sheet rock witch was not done well and falling off. I thought I would find lath and plaster but instead I found planks that go from the foundation all the way through the attic. Some walls have horizontal planks. It has a balloon frame and some joist are logs. From my little research I believe it is a plank house. There is a lot of old wall paper and behind that is news paper and behind that is berlap. I looked up a couple of pieces of the news paper and it dates back to the early 1920's. I have taken numerous pictures and saved some pieces of news paper and wall paper. I don't think house is worth repairing but it has peaked my interest in the history of the house. Now,what to do with it? Has anyone here ever seen a plank house? I think they were common with the Indians. --73.120.xx.xxx

I had a single woman rent a studio apartment for 23 years. She always kept her place spotless & paid her rent at least 10 days early every month. During her tenancy her rent had more than doubled over her original rent. I helped her get into senior housing so she wouldn't be spending some much of her limited income on rent. --96.237.xx.xx

Our first tenant signed papers in November, 2010.

My longest tenant has been with me since June, 2013.

After four years at House A, she ended up getting married and her new husband moved in. However, it was a very small 2/1, and their combined households made it more than a bit crowded. Eventually, they upgraded this January into a much larger 2/1.5 that came open.

I look forward to keeping them as long as I can. They're great people. --96.46.xxx.xx
