I have a tenant that has complained that he thinks he is suffering from exposure to mold. We had a leak recently and although it was fixed the tenant says he has been extremely sick and allergic to something in the apartment. He said he noticed that he felt better after about an hour of leaving the unit and even stayed at a freinds house for a few days and felt better. He claims that he only feels sick when he enters the space. He also claims that he spoke with Doctors who cant seem to determine why he is sick. He thinks it is mold and I'm not so sure. He uses dehumidifiers and such as well. It is an older home but I dont think I have a mold problem. He wants to terminate his lease early and I am thinking about letting him go to avoid any problems. But I'm not sure if i should just let him off the hook. What would yall do? --174.196.xxx.xx

I don't like it, but any time someone says mold I get them out. I can't imagine mold is really the problem. I'm betting they just want out of the lease and this is the avenue they've chosen to do it. Always bites when it's heading into winter too. --98.175.xxx.xxx

Better to end the drama ASAP then let him move out where can rent the unit again. Maybe can get higher rent along with less problems. Most older buildings eventually all the wiring, plumbing has to be replaced along with upgrading insulation. Patch work solutions are only a band aid where everything has reached the end of life. D of TN, Why wait until Dec 31 let him go now, if the house is that much of a problem for him then get him out sooner rather than later.

Plus the last month he will not send you rent and use the security deposit for last months rent. UNLESS you got first and last months rent plus security deposit when he moved in.

Do you have carbon monoxide detectors at the house? If not get one in there that has a readout on it so you can see the level of CO digitally on the front. They are not cheap but you need to check for that.

Does the tenant have a lot of plants? Those can harbor mold and if the tenant has used a systemic insecticide on it called bonide,, that can me very dangerous. Happened to me. It gets in the air and made me feel like I had a heart problem.

Ask the tenant if his doctor has said he has an allergy. Meanwhile go to Home Depot and buy a small mold test kit that sits in the home open for some period of time and is then sent away for analysis. A tenant did that and told me the results in a letter withholding rent. Turns out it was from her leaving the windows open all the time and plain old forest tree spores coming in and she did have an allergy. Although she had rabbits and actual HAY in the kitchen.

Tenant definitely has an issue and you need to check the Carbon monoxide first so this can be ruled out. Chimney could be clogged. How old is the heater. --73.178.xxx.xx

Claims of sickness from mold are groundless. His Doctor can't find this non existing ailment, so this thing is all mental or a lie. Even the Gov't calls mold "a housecleaning problem".

Moshe may be correct that you can't simply say his security deposit is forfeit.....nor is it wise from a business perspective to do that since he will then have zero incentive to clean or avoid doing damages on the way out.

Offer to let him buy out his lease for a fee, but don't allow the Sec Dep to be applied to the fee for the same reason as above. 6-8 weeks of rent is what most of us charge as an Early Lease Termination fee.

I purchased a VERY hi output ozoneater called the canon. not cheap about 900. but I have used it for deodorizing,..for claims of mold, in cellars to kill that musty odor, to get rid of smokers that sneaked in smoking. AND,..(the worse) of a tenant that died in the Summer w/o AC and wasn't found for 10 days,....

It will kill any pets or plants left in the unit. I have never used it for such but I;m told it will kill roaches and bedbugs, but I have found that it seems to assuage tenants complaints about mold ( leaves a clean odor like clothes left hanging to dry outdoors.

That with the company propaganda about how it kill all mold I don't hear complaints from them. (although I have a tenant with a basement apt that likes it done once a year as prophylactic mold control,..

Not a problem,..he leaves for the day,..its on a timer, we retrive it after the ozone clears out in a few hours,.. --66.30.xx.xxx
