Well, for anyone that was following the saga of our Houston house that was ruined in Hurricane Harvey last year and repaired by us at great cost, fighting the insurance company all the way--it is finally SOLD today. After 3 contracts fell thru between March and Sep, we changed realtors 1 Oct and had a buyer by the 15th. A closer (?) came to our home in San Antonio today and did our signing HERE while the buyer went to a Title Co in Houston. After all is said and done, we didn't lose our shirts but managed to break even. Except for all the stress DH has been under for a YEAR! He has been paying the mortgage on this house for more than a year while it was first repaired, then on the market. So the bleeding has ended!

But also today heard from my prop manager today that my tenant in one of my last 2 properties is moving to AZ, and I will prob have a vacancy this winter. DH and I will go there tom and get the story, and view the prop, decide to either upgrade while it is empty or to just rent as-is depending on what's needed. I'm spoiled. This was my 7 year tenant. I'm sorry to see him go.

My parents (who had survived Ike with just the loss of a fence panel) waited over a year post-Harvey, but still never managed to be first-in-line for a contractor. I visited them back in October, and they were still living amongst exposed studs and demo'ed everything. The only running water in the house was one bathroom; the stoves and ovens and cupboards and counters were gone, and all the cooking was done in crock pots and on a griddle.

They just closed on a house in Harris Co and will be selling the house in Galveston Co. I know they're looking forward to a Thanksgiving at their new place.

Sorry to hear about the loss of a seven-year tenant, but I'm happy that, with multiple properties, Harvey didn't wipe out more than it did, and that you've got a normal turnover. --96.46.xxx.xx

Plenty: A new agent has new contacts and knows new people looking for homes, etc. My RE guy is the actual broker not just a hired employee. He didn't even have to list my four plexes in the MLS. He had people waiting for investment properties. I got my price and I knew what those fourplexes were going for due to other sales on the same street. --73.178.xxx.xx

That is odd, I've never heard of an insurance company not wanting to pay out as they agreed to.

Not with houses,

Not with health insurance,

Not with auto.

Plenty,Ally, The 1st agent worked hard, found 4 buyers(1 my DH refused and 3 under contract that fell thru for dif reasons). He did a lot of extras for us like meeting contractors and inspectors at the prop and arranging/paying to have the lawn mowed, etc. He also found us the new prop for my daughter to move into. At some point I think he was just burned out with a year's worth of struggle. I think the new realtor was just lucky to have a plum buyer appear or as Ally says had dif contacts.

Smoke, the insurance never refused to pay, however they made everything HARD. At every turn they were requiring us to PROVE that we had such and such furniture in there, and wanted to see purchase receipts(?), and prove that the contractors had made certain milestones--but their adjusters didn't show UP to confirm the status. Payments TO US were always late and req several calls to establish when. We had to pay our contractors out of hand or they would quit for no payment. Insurance used every stall tactic in the book. It's amazing how many of their employees were sick or on vacation, or our paperwork was mislaid. S-L-O-W-L-Y it all got done, but the frustration was high and took its toll. --108.87.xx.xxx
