MOG! We tend to rent to they very young (communication only by text yay!) and older/elderly tenants (only by phone.) Every now and again we get the "Talky Tenant" who just chats and chats and chats and CHATS!

I have to deal with them at showing and lease signing and on phone sometimes for repair issues. DH has to deal with them in person when he goes to check on repair issues...

DH is headed up to one such tenant's place...he tried to make me go with him to keep her occupied but no way LOL! But I will call him in a few minutes to give him an excuse to break away!

They are perfectly nice people. She is a very nice woman. She just TALKSSSSSSSSSSSS. --50.82.xxx.xx

I found a good reason to reject one applicant who followed me around talking and would not leave. It gets beyond a certain point where it appears to be some sort of mental illness.

Generally, my son does repairs and I go along to distract the tenants so he can work ( plus protect against false allegations) --174.216.xx.xxx

I'm pretty good at not getting sucked into those conversations. If they're chatty, I will literally say nothing until they stop.

What I find the absolute worst is when I have to do a repair at a unit and a tenant hovers over me the whole time. I HATE THAT. --50.32.xxx.xxx

This extends to the situations you mentioned:

1) Showings. Done via Lockbox. They can talk to the empty house.

2) Lease signing. I'm working on the "talking lease" so once I push 'play' then IT does the talking. We schedule appointments. 40 minutes and I have somewhere else to be.

3) Repairs. Fill it out on my website. There's a limit of 500 characters on my web form box that says, "Describe the issue", but they can 'talk' all they want to my website up to that limit.

I am 100% serious that this has saved many hours of my life and has boosted my earnings close to $300 per hour. You have the power to take control and manage this situation. Don'tcha love it!

My trick is to never stop moving. They talk while I do stuff. Eventually I have to say "Sorry but I gotta go!" and walk out.

There should be a button on our phones we could press while it's in our pocket, to make it ring with an "emergency".

Or to automatically ring every 10 minutes.
