While I continue to get "is it available" clicks from FB, I pull what appears to be a decent prospect from Craigslist. A guy pops up who works as a Electro Mechanical Technician. He grosses around $ 6000 a month and have been in the industry for 10 years. Has a felony conviction for marijuana possession and distribution back in 2004. He admits it in response to the pre-screen and is confirmed as true when I check it out. Normally, when I check, there are a slew of convictions but this guy only has the one incident. Seems he went to school after he did his time and has been doing the right thing. I'm not sure why he's looking for a room rather than an apartment, but I'll get the scoop on that tomorrow at the showing. If he works out, he may be a feeder for my other building. I can't imagine him being a long term roomer, but then again there's another lady who's making $ 45,000 annually who's a roomer as well. She started off homeless in a shelter for battered women and has been in one of my rooms with her 8 year old daughter for over a year. I'm moving her into one of my apartments next month.

I don't normally take former felons, but if I'm going to take a chance, this is the sort of person I'm willing to do it with. I'm really wondering why he wants a room. Could be an eviction or a breakup. I'll find out tomorrow. --209.122.xx.xxx

14 years clean is pretty good. I'd take him if everything else checks out. The rooming house ability to terminate rental agreements and lock folks out quickly takes much of the risk out of moderately risky tenants.

There are still Landlord types out there. They may not be landlords nor will they ever be, but they may be focused on working and saving....and more importantly not spending foolishly.

I would not want to lock myself up in an apartment if I thought I could get a room for less with people that I can get along with. Moreover, if I was always away at work, what would it matter.

Now that you mention it, this may be his ticket. He says he works from noon to 10 pm daily, so he's never home. He may feel he doesn't need an apartment. I have a room on a floor with one other older guy and it would be just the two of them sharing a full kitchen and bath. I'm going to place him there if I can. For him, the rent will be monthly also. His room will run him $ 650 a month. At $ 70,000 a year, he can save a ton of money. Don't know if he's a saver though because if he was, he'd have some bank already considering he's been doing this for a decade. --209.122.xx.xxx

I really enjoy reading about your experiences with the rooming house. I wouldn't surprised to hesr it's a good solution for both the older and younger generation. Both tend to live on a tight budget. 14 years is a long time ago, and since you don't need to give much notice to get rid of someone at the rooming house, as opposed to a one year lease, I don't see the risk? Unless something else bad pops up in the background check. --72.188.xxx.xx

Well, I met the guy and he's breaking up with his girl and needs to get out. Says he wants to save money and is looking to be there at least a year. He's looking at a couple of other places--which is not surprising as given his income level, he has options. Hopefully, I'll win out. He wants my best room. --209.122.xx.xxx
