Long term tenant in SFH calls, says a skunk has taken up residence under the porch. Lease does not address outdoor wildlife. I plan to loan him a live trap and expect he will take care of the capture and relocation of said skunk.

I would expect the landlord to get rid of the skunk in this case unless the tenant is willing. Go ahead and live trap him. Keep his tail down and you won't get sprayed. Dispatch with .22 or BB gun to the head.

I "evicted" a family of skunks from under a mobile home with a garden sprayer and several gallons of dollar store ammonia. The mobile home had vinyl skirting and the skunks dug under it. They left quickly after I sprayed the ammonia. I trenched around the vinyl skirting and buried some strips of hardware cloth. They never came back. --157.204.x.x

I wouldn’t think a skunk outside is the LL’s problem. I had a tenant want me to do something about the possum attacking her garbage. Nope. Btw, getting a live skunk out of a trap is no easy task. Either do what NE says or throw a blanket over it and toss the whole thing....trap, skunk, blanket...in the river. --50.32.xxx.xxx

You can bait the trap with marshmallows. I had one in a trap by accident. I walked up to the trap with a sheet held in front of me so the skunk could not see me. I reached down and released the door and off she went but she did look back at me. The reason there was no spray, I think, was that this skunk had been around for awhile and kind of knew me for the person who puts out the great peanuts. I would not put the trap under the porch and I would put a long rope on the thing you have to pull to release the skunk. They do not like moth balls so I would put some under there and also try the ammonia suggested above. The skunk is probably living in an abandoned wood chuck hole so toss a lot of mothballs down there. If the tenant has a dog then the skunk is a problem. I just leave them alone. They get to know me and just give out a little warning whiff of stink so I know they are there. One of them did his little whiff right under my car the other day so my car didn't smell to great for a day or two. I kind of think of them as additional burglar protection and something to make sure no coyote comes in here. --73.178.xxx.xx

Around here, Animal Control will loan you a live trap. It's up to you to bait it and capture it. When we had a skunk get into our basement at our personal residence. It took us three or four attempts before we got it-- it knew how to steal bait and escape out of the trap.

We had the best luck with a carabiner securing the back of the live trap, and cheap, wet cat food-- which is stickier and harder to steal than the giblets and other dry bait we'd tried.

Once it was captured for good, we called Animal Control to come pick it up. They threw a blanket over the cage (to contain the spray) and carried it to their truck. I think they released it into the fields outside of town. We got to block up the gaps in the fence and seal up the coal chute to keep it from happening again.

A friend of mine, a gold dealer, owned a 4 plex and lived in one unit. His tenant told him that each time when he walks to his garage to get to his vehicle, a family of skunks would try to spray him. He asked the landlord to please take care it this problem, ASAP. The landlord sat back and did nothing.

The owner, gold dealer, had his partner stop by for a family meal and parked his Porch Convertible in the back yard. One of the skunks jumped in the open Porch and sprayed it silly. This caused the end of the partnership and the owner of the car sued for replacement of the interior. Several Thousands of dollars, for which the property insurance policy had to pay, then cancelled their insurance because they allowed skunks to live on the property.

You are 100% liable and must have a professional service tape and remove the skunks. A lot less than paying for damages.... --47.156.xx.xx

As long as the tenant is not doing something specifically to attract the animal(s) then I would say it is the Landlords responsibility regarding the skunk.

Either call a pest person (one that deals with this type of thing) OR you can potentially just take care of it yourself somewhat easily. No trap needed:

If the porch is "open" underneath then get some chicken wire (or boards if you prefer) and seal up all around. Make sure you leave a place for the animals to get out (and you can either put a trap there OR you make it so they get our but cannot get back in). If it isn't open then find where they are getting in and make sure that all access ways are closed but one. Leave it that way for a few days to a week then once you know they are gone close that "doorway" permanently.

Skunks want a nice safe dark place to sleep. Install a strong bright light under the porch and the skunk will leave and find a more comfortable place to sleep.

LEDs make this easier to do without setting your house on fire.
