My old record for turning over a property to the next tenant was two hours.

Today, I took the keys from the departing tenant and handed them to the new tenant!

Yes, our market really is that hot. We are getting a huge influx of new people from out of state, and... most of them have jobs!!

I did change locks...AFTER the keys were in his hands. LOL

The first keys were sorta symbolic.

Our Air Force base is getting the people from the base the hurricane destroyed in Florida. And we were already getting about 600 new people from the Nevada base.

It's a rural county, so this is a HUGE influx of people. And they all have jobs.

Did increase the rent. I research what's out there and set my prices accordingly.

And you will be happy to know I used the "do you want fries with that?" approach and added another $30/month for washer/dryer in both cases this week. --173.233.xxx.xxx
