At Lowes right now. I see a sign for Filtrete furance filters. Smart Filters. Track the life of the filter. Download app. Anyone using these in rentals? Advantage? Does it just set a date to change notice or actually tell you when it's dirty ro replace? I have some homes that are cleaner than others and don't need every 30 day replacement. --99.203.xx.xxx

I use the cheapo blue or white ones with no folds. Several heater folks tell me the more solid looking ones can cause damage to the heater by creating too much pressure or too little air flow. --73.178.xxx.xx

I read the back of of the package the app will tell you when air flow changes and filter meeds to be changed. I have a few properties where tenant will not change filter. This would alert me of the need

. Some are the best housekeepers and once i have to replace both furnace and ac cause they ran it with filter

Washable air filters do not require replacement but cleaning then install. More expensive to buy but over time never changed a air filter again. So far only cleaned filter. --147.194.xxx.xx

AllyM has the right answer: the basic 30 day filter is the best for your equipment. The great news is that they can go 60 days or even more.

I buy them in bulk, then teach tenants how to replace them, and supply tenants with 4-5 of them. EZ to install because they are thin.

Ask any AC tech - they will tell you this.

Robert of ON -Washable filters are not forever filters. They usually don't last more than 3-4 washes. Also, tenants may put them in after washing in still wet condition - future mold? --99.59.x.xxx

I'm a nut for clean air and low allergens and can afford HEPA room air cleaners but for people who can't afford them (or don't want to pay for them) I have suggested for years to use a box fan and set in in the room, and put a filttere filter on the suction side. Leave it on 24/7 ,..it only uses less than 2 bucks a month on low. When vacuuming turn it on high for a few hours,..

Not quite as good as a HEPA filter but it only causes a fraction of the cost. You will have less dust and allergens in your living space,..

Esp important in your bedroom or mainroom.

The only Negative I have ever heard is that some people get addicted to the soft white noise of the fan and can't sleep without it. (I have known some people that travel with a small fan because of it)

You change the filter when you see it turn dark or notice the air flow getting reduced. this of course depends on your house, dust ,pet hair/dander etc.

My secretary said she couldn't believe how dirty one of her DIY air cleaners was that she had put in her nursery.

Try replacing your air filter with the furnace fan running. If the filter snaps out of your hands and is sucked into the frame, You need a larger return or a lesser filter (or both).

Not some, but MOST systems have undersized filters. You make this problem worse by using a high density filter (high MERV). Yes, this will damage or kill your heater and/or AC.

It's very easy to have too little of return air. It's impossible to have too much. I oversize my filter boxes and whenever possible, use 4 inch "whole house" filters that last 6 months or more. --173.233.xxx.xxx

When you have tenants replace them themselves do you bill the tenants if the coils show up dirty later on and have to be cleaned?

How do you prove that the tenant caused the problem through neglect? Take a photo of coils at move in, or have an AC maintenance done at every turnover? Thanks. --72.188.xxx.xx
