We can't find the leak,..(big Victorian complex roof,..1 handyman and 3 roofers with good reputations have tried several times each and say they are baffled ,) so its still is leaking. PITA tenant sections 8,..(if you don't take sect 8 in this isolated no employment town, you don't rent)

So I am tired of her threats to call building inspector, housing etc,

Can I shut down apt until (now snow in roof) we can correct the situation? Will whoever require that we compensate her move. Frankly I would like to be rid of her for other reasons,

Is there a good tactic to close down the apt ?

Keep a log of the events. Keep searching for the leak. Call someone else to come out. Fix it like it was your own home. I suppose it could unhabitat ? Or it is just a pain to deal with? --99.203.xx.xxx

Try telling tenant still haven’t found leak and you are going to have to start opening up drywall looking for it and you won’t close holes up until you have found and repaired leak. It’s going to be living in a construction zone and they might prefer to leave. You can choose to sweeten the deal if you want by letting them know if they move mid month you will reimburse their rent for the unused days because you need to get started and don’t want them to miss a good apartment by having to wait for the first. --24.61.xxx.xx

1. Get rid of them.

2. To find leak:

a) tarp over part of roof. Wait for rain. Leak still there? Relocate tarp. Leak not there? You found the area where the leak originates.

b) Keep doing this until you reduce the area where the leak starts to maybe 6x6 feet then go over that area very closely.

c) Most likely, the leak is near a vent, or chimney. Small cracks happen over time. If the leak is at exterior wall to roof connection, look for cracks along the edges where water may get in behind gutters. Ice dams can cause this and can also cause cracks at the edge of the roof. --23.121.xx.xxx

Hi. Richard has the best idea. Brilliant idea. I am wondering if you have checked to see if it is a toilet if it is not on the second floor or the floor under the roof. I had a bad leak in one unit next to the chimney. The mortar was absorbing water and not drying out due to a tree overhead. The mortar was like a sponge and excess water ran along some wood into the area right next to the chimney inside. When the tree had to be cut down, the mortar could dry out and the leak stopped --73.178.xxx.xx

I used a thermal imaging camera, not the cheep kind but the $10,000 version. Then I ran very warm water on the roof and from the attic watched to see where the heat source was coming from. I saw the water enter a shingle and travel under the shingles around 10 feet, then under the tar paper another 6 feet and then down into the attic and through the ceiling drywall.

No one could find it. The water changed paths and directions and went under the shingles, tar paper and across the plywood sheeting until it entered the attic space.

It takes real work to find some of the smallest leaks. --47.156.xx.xx
