I remember when my Dad worked for a NASA contractor, his company gave everyone a $10 ($25? whatever?) gift card to the grocery store. I remember my mom sneering at it because it was such a negligible amount-- but I pointed out, if they have 5,000 people working for them, that represents a $50k expenditure (or $125k, or whatever it was) for the company that just wanted to make a thoughtful gesture.

I remember when I worked for a major municipality, I remember a local business owner had stopped by and hand-delivered boxes of chocolates for the Mayor and all the Councilmembers. After he left, the secretaries sneered at him and mocked him-- because he'd accidentally left the Walgreens price tags on it. They were $10 boxes of chocolates, so you multiply that times a mayor and nine councilmembers--- that was still $100 from his pocket to make a thoughtful gesture.

So, the moral of the story is--- people are always going to be ungrateful for a thoughtful gesture, but we still like to make them anyways. :)

If I had my druthers, though, I'd give some sort of an edible object that will disappear-- I do gingerbread for my handyguys/plumbers/electricians/etc-- rather than giving them something that has the price tag directly on it, either literally or figuratively (as is the case with coupons or discounts).

(We loved it when contractors and stuff would order up meat-and-cheese trays, cookie trays, veggie trays... All the "real" people were taking vacation, so we were down to a skeleton staff that time of year--- and so the front desk and secretarial staff ate really, really well! So if I wasn't comfortable enough with someone for them to receive homemade edibles from me, I'd definitely order a little $10-$20 gift out of a food gift catalog, like Swiss Colony or Hickory Farms or Ranch Oak Farms or whatever.) --96.46.xxx.xx

I once had a group of low income and Section 8 tenants complain that I don't give End of the Year Holiday gifts. I then had to remind them that during the entire year I was the one person who gave them the most valuable gifts: fixing things in a timely matter (within 24 hours) no matter who's fault it was and not charging them for every mistake. Like clogged disposals. Paper towels down the toilet. Broken windows, missing screen, abused appliance repairs, etc. I could have milked them each for hundreds of dollar, not to mentions the uncollected late fee's.

I then asked them what did them ever give me besides problems and the rent check?

On the flip side, my "A" and "B" tenants get upgrades with each additional year of tenancy. Today I gave a 2 year long tenant a new bathroom sink faucet, from a 2 handle to a single handle so when she does her hair, she can control the temperature and volume with one hand. I also gave her a 3' x 20' section of dirt along the side of her unit to plant a garden, in a common area. Use of my gardening tool and water from the spigot -- all year round. She pays her rent 1 week early every month, by the 25th of the month before. --47.156.xx.xx

Gift giving is a tricky business. If the gift is for a dollar amount, the receiver quickly compares that to what they paid you.

We mail a nice card signed by the crew. People don't get cards much anymore.

I send gifts of Kirkland's Chocolate Cookie Sampler to all our contractors. Ordered off Amazon and sent to their offices. Who know if they know who sends them, as Amazon is horrible about gift messages we've discovered!!! But a few know and send thanks.

I used to give lottery tickets or Dunkin Donuts gift cards and it was a social experiment to see how many would even say thank you. That all stopped because some complained it wasn't enough and in the end no one would say thank you so that was the end of that. --38.142.xxx.xxx

We used to give Christmas gifts to the tenants. We got nothing positive from it.

And before you say I'm crass, this is business, not personal. We are always finding ways to make more money with less effort. We no longer give gifts to the tenants.

Just curoius... if its a gift then why would you expect recognition or something in return. What i get in return is a tenant that keep their home, my house, in order and rent in time and they dont move...which can be more costly than the token of cash that i give them. These are my section8 tenants who can make $25vlive like $100. My A and B properties would be expecting anything as they know i provide them a good house and service. They have Plenty! After reading Brad's suggested book on Poverty i made this shift with me section 8 residents and its paid off handsomely all year. However randomly throughout the year I give notes, gift cards, small presents or perform a free service to people who I think could use either a little help or deserve a little recognition. My good tenants get little or big gestures periodically. For example, I have a sfh that had two mature oak trees that drop acorns and tons of leaves, and a white pine that sheds major needles in the fall.

While the tenants are normally expected to do the fall cleanup, I always pick up the acorns with my handy-dandy Nut Wizard during heavy acorn years (zero this year, hurrah!). I also blow the leaves and pine needles out of the ground cover and flower beds and stuff them in bags for the township to pick up. The tenant is then responsible for the leaves on the grass, and he has been happily cleaning up all of those leaves, including in an area that we'd seeded 6 weeks ago and that we had said that we'd take care of. Give a little, and they give back!

I usually give a Christmas card, and sometimes drop off homemade cookies - if I've had the time to make them - but the gestures through the year really cement the relationship. --71.175.xxx.xxx

I don't give gifts to my tenants. They have the gift of having me as their landlord all year round.

I do give gifts, bonuses and cards to my tradesmen. They are so important to me. They jump through hoops for me throughout the year keeping tenants happy and allowing me more free time.

I could not have a better plumber or AC company. My electrician and painter rank up there as well.

I remember texting my plumber in a Sunday at 11:00 am to report a house that needed a new water heater. Sent him tenant contact info, address and size of the existing heater. When I received no reply from him by 4:00 I followed up to see if he could make it there Monday. He replied "It's done."

Both my AC company and plumber will service my units 7 days a week until 8:00 pm. No upcharges ever. Many times my plumber does things for free. Why? Because I'm the reason his daughter is in "private school" or so he joked. Mutual respect goes a long way. --96.59.xx.xxx

We throw a nice luncheon the first Friday in Dec for all our contractors and EVERY city and county office is invited.

450 people on the list, about 85 show.

$10 buffet lunch and a $5 fun candle gift.

I need residents but I also need the cooperation of govt and contractors.

Well worth the expense. HIGHLY recommend. Start small.

Our tenants are the reason we're still in business so of course we give them a holiday gift! We have about about 500 units and we give each unit a $25 gift certificate to the grocery store. Keep in mind we do have some vacancies and we don't give certificates to those who have given notice to move out. Gift giving is a jester of goodwill that most tenants are not expecting. It helps develop a positive relationship and seems to bring more cooperation. I usually give a decorative gift of something edible like cookies. I get them at SAMs and they usually cost around $10 each. I give because I want to, not expecting anything in return, but I know it only can improve our business relationship. --72.177.xx.xx

No One remembers a Christmas gift which is why we gave out free fair tickets this year in the middle of August along with a letter thanking them for business. 1 ticket to everyone over 6 years old in their household and transferable to someone they know if they cant go. Up until 5 years ago I used to give all my tenants turkeys at Thanksgiving and a $25 Walmart gift card at Christmas in a card. I rarely got a thank you so I stopped. Just 2 weeks ago I got a call from someone who said her best friend used to live in one of my apartments and always talked about how she looked forward to the turkey at Thanksgiving. The tenant told all her friends how amazed she was that her landlord did that for her. The gal I was talking to said she remembered her friends gratitude years later and now that her senior parents needed to downsize she called me first. So I learned that a tenant may not tell me thank you, but there is a very good chance they will tell their friends and family because those acts are so rare. Apparently a $10 turkey made a lasting impression that led to a lead years later. I never would have imagined how many years a good deed would last or how far out it could ripple. Don't expect a thank you from your tenant but know that a good deed always returns back to you. --24.111.xx.xxx
