I will put up with some odd behavior from tenants after they movein , but i draw the line at lying to my face about something easily confirmed.

I feel like I need a way to screen for liars. The only way so far I have is their credit, which reflects if they pay as agreed to.

Applications with false or incomplete information will not be approved.

The game you play with every application is find the lie.

The most common one is omitting addresses from their address history or providing false LL info.

Just this week I was talking to a local landlord about this. He knows applicants are lying about things like previous evictions but schedules them for walk throughs in his rental properties (if they ask for such) anyway. And gives them applications and collects the screening costs for such knowing he isn't going to accept them based on their previous eviction history.

Why?

He says his ads clearly state no history of dispossessory filings or evictions. He repeats this information prior to setting up the walk throughs. And again when he hands out the application. His fees for screening are $40 but the cost of such for him is only $15 so he pockets the rest and still declines the applicants based on their eviction history.

His feeling is that either these folks don't believe he'll run the screen or think they are smarter than he is and will be pulling a "fast one" over the landlord. Since he's honest with them right from the beginning if they are stupid enough to lie to him he'll be glad to take their money for wasting his time with them.

I am well aware of what the facts are. Did you ever hear of the former Trump RE University which was nothing more than scam to rip people off? Naive students were scammed into maxing out their credit cards to pay $25,000 for

RE course that was basically worthless. There was a class-action lawsuit over this and the scammed students won the case right after DT became President.

Also, does it make any difference to you that your President shacks up with porn stars, pays them 6-figures in hush money and then lies about it?

I am not an overly religious person, but I am huge believer in having MORALS and SCRUPLES. If there is anyone that needs to have a strong moral fiber in them is our President of all people.

The only thing I give DT credit for is being a Master Con Artist,...and what is really SAD here is there are so many Americans that have been conned by him and they actually BELIEVE it is raining when DT is peeing on them.

The University scam? My wife and I discussed this when it first came out. When we, as investors, started out we took all kinds of "get the info classes" on RE. 1985 -- First hand-- we belonged to RAND Robert Allen Nothing Down and paid all kinds of $ to get us to the top- meet so and so and get this program books and tapes. ---- Am I sueing every Tom Dick and Harry out there? Heck no! These people for the Trump school where just bigger spenders-- suck it up butter cups. They think because their wealthier "we'll just sue him". Haven't we all purchased books and programs we thought would make investing easier and faster?

Second for me is: all tenants or applicants lie-- every word out of their mouth. SO TAKE THIS FOR WHAT IT'S WORTH-- DOES TRUMP LIVE AT THE WHITE HOUSE-- NO HE'S A RENTER AND FALLS INTO THE LYING CATAGORY.? Do I care? No! I weed out his rhetoric for the truth and lies and I do love the guy. He's a renter and A Politician can it get any worse?

Both parties are totally corrupt. The Democrats have no plan, no message and ran a bad candidate based on the fact that it was "her turn." The Republicans are an embarrassment to this country.

I'd rather have a stoned Gary Johnson than either candidate put forth by the reigning parties, and that's who I voted for.

I categorize "lies" into three categories

1) a lie about the past that the LL can easily verify. Past has already happened and fixed. "that car is blue"

2) a lie about what the tenant promise to do in the future that is 100% in the tenants control.

3) a lie about what the tenant promise to do in the future that is not entirely within the tenants control "i will move all my stuff out in 30mins" ;)

Specifically because, in my state, if that 3rd party gets enough votes, they get better consideration for 2020 when it comes to debates and such. I never expected Gary Johnson to win, but I think it is important that some of those views are represented in future elections so that the "big 2" have to talk about them in debates and so on.

I always have trouble with people that think that their party is all good and clean and the "other party" are horrible -- no matter WHICH side you are on. How can people not see that both parties have significant problems with corruption, lying, greed, and so on?

Trump University was a lot like a landlord who hands over the management of a big complex to someone else. He handed over the management of Trump Univ. and the management screwed up. His fault there was not paying more attention to the management. How many LLs here have problems because they handed property over to the management.

Watching a tenant lie blatantly is like watching bad actors on a TV show. I echo in my head the mantra that I think that Tony mentioned that the landlord is always in charge. Brad is wise to avoid doing showings to hear applicants talk.

Just in this morning. I'm a LL and not lying.

Girl (women) is at the house wants to know qualification. So I go through the list. Oh I'm good then. OK give my man the 60 app fee (2 adults).

Casually ask her is it just 2 of you? Yes but we have 4 children. OK how old are they because if any are over 18 need app in their name. No there 11-8-4 and 3 months. Well where do you stay now-- oh we're in a 1 room renting. We tried buying a home but it fell through. Really 6 of you in 1 room-- not 1-bedroom -- 1 room.

All tenants lie. If you screen out liars, all your units will be vacant all the time.

Verify everything on the application. If you can verify all of that, it's good enough.

I like when I tell Tenants I run background checks and they confess to some stupid crime from years ago and then it doesn't even show up on the report.

Or when they tell me NOTHING is on there and it's 12 pages long.

Jeffrey, Mr. Landlord, taught me several "test" for applicants in some of his lectures. Such as adding a section to the application asking, "Do you own a vacuum cleaner, what type"?

So, Trump paid her? Or his lawyer did? You just said that you've never heard Trump lie -- and yet he said repeatedly that he had nothing to do with that payment from his lawyer to her. Now you're agreeing that he paid her? Wouldn't that mean that you have seen him lie?

Regardless of if he was actually involved with her or not, he pretty clearly lied about the payment. This is well documented. From 2016 through August of 2018, Trump repeatedly said that he knew nothing of the payment at all and had nothing to do with it. Then, on August 22nd, 2018, Trump admitted to Fox News that it was not a campaign violation, but that the payment to her "came from me."

So, either he was lying from 2016-2018 when he said he knew nothing of the payment -- or he was lying in August when he told Fox News that the payment came from him. You can pick either one -- but he WAS lying at some point. To say that you've never heard him lie is just sticking your head in the sand and ignoring reality.

Just a word about the he paid/didn't pay her. The lawyer used his own money and did not tell the Trump. Trump reimbursed him later. So who paid/didn't pay her depends on the date the question was asked He didn't know and then he did know. It was a moving target.

I have found the combination of good credit, steady employment, and good landlord references to work well to get good tenants. If they pay on time and don't cause problems, I don't know or get involved in their truthfulness otherwise.
