Has anyone ever use this? You can rent them from larger Home Depot stores. It is said that they create a fine mist of Concrobium which will kill mold and mildew in the unit getting into the smallest crevasses etc.

I have a unit in New York State that has been occupied by what I would call a very cranky old woman.(a number of unrelated demands )

We had record humidity this year that went on and on. I understand that some older people like it hot but I had to service people go in her unit to fix her clogged toilet etc. and they said it was so hot and humid that they almost couldn't stand working there. She has an air conditioner but refused to use it because as she said "it costs money to run."

I know at our house I don't think we turned our air-conditioners off 24 7 for over two months because of the unusual humidity and heat. I think every rental unit but one other,.. ran their air-conditioners pretty much around the clock for months. All except two,.. hers and another tenant and both had big mold problems.

So now her daughter is involved. She apparently is a real estate agent it is citing laws about mold in the selling of homes. She wants a licensed mold removal company to come in and do their thing. However I looked up New York State's laws and requirements for a landlord and his responsibility for mold. Actually I was quite surprised that the laws did not hold the landlord responsible for mold.

The tenant is going to be traveling next week for a week. I plan on informing the daughter of what we WILL do. That we will get a Concrobium fogger and place it in her unit as per the company's instructions of mold removal. I also have a Bio Blaster Cannon which has one of the biggest ozone machine outputs. This thing cost over $1000 and the company swears it will kill bedbugs and roaches. I used it in a very moldy -basement and I believe it killed all the mold there for a good long while.

I plan on doing both and if the real estate daughter wants more done I'm going to suggest that she do it at her own expense. Do you think that's reasonable? Again has anyone actually use the fogger for this purpose? In looking at the videos on YouTube I think the fogger should work. I think using both machines would ensure that the mold will be gone. --96.236.xxx.xx

Happy clause so you can both be happier.

Getting rid of the bugs and mold with these machines will only work for what is there, lifestyle will bring them right back. Empty the unit, fix it and get a good tenant.

I have used the fogger in a unit and it fixed the mold issue. Professional estimate was over 5,000 for two small patches of mold in the unit. Actually looked at buying one and using between tenants. Some builders pretreat new houses for liability issues. --174.228.x.xx

I've only used the fogger once. It was in a crawlspace, in my "bullet house". This house was totally flooded and mold set in under the insulation in the floors.

I removed the insulation and fogged the crawlspace for about 8 hours.

It did kill MOST of the mold, but greatly increased the humidity in the space (it sprays a water mist, duh).

It basically encapsulates the remaining mold with a milky colored film.

No way I would use this in an occupied house. --98.122.x.xx

I bought the fogger on amazon for 300 bucks I believe. It got the job done in a house I purchased with water damage and mold.

I think I would have issued a Pay or Quit about a month into the heat/humidity wave. Her actions caused the buildup of mold, causing thousands of dollars worth of damage to the unit. Time to get a repair quote from a licensed company and send her a copy. Then you can start negotiations with the daughter from that point. --204.210.xxx.xxx

I have a lease clause that allows the lease to be voided when tenant claims the place is un-habitable.

Mickie,..I do believe it can kill bedbugs and roaches,at least in the unit,..I'm guessing that reinfection may happen from other units

You can call the Bioblaster people and ask more questions,..so far I have found them honest of what to expect,..

yeah you don't want to leave anything alive in the area,..I once forgot a plant for just a little while,.I remembered it after less than a half hour and it couldn't be saved,..

Also just taking a breath (tried to hold it but couldn't that long,..) and felt the lung irritation for days after.

Just waiting for less than an hour when its off the ozone deteriorates to a safe level. A little while more and the ozone is gone,

I can't say about bedbugs and roaches but after doing a cellar I didn't see anymore spiders down there for a long time,. --66.30.xx.xxx

Ozone can do awzome stuff, but you have to be able to unplug it without breathing the sweet smell air, open the doors an house before entry - bugs, bees, birds and lots more, could almost allow LTD shovel to get rusty but the tenants would likely flee the smell to get some 12 packs. --76.188.xxx.xx

Yes I always use a timer,..some of the new ones have a remote,..(you cam buy plug in aftermarket remotes fairly cheaply)

Most people make the mistake of totally closing up the unit but it's important to allow fresh air to be sucked in the intake. If you don't,.. the recycled ozone/air actually has a LESSOR amount of ozone. Needs fresh air to covert O2 to O3 (ozone). Unit should be put up pretty high as Ozone hugs the floor,..I always try to get the intake near a cracked open window and also put a few medium sized fans around to mix up the air/ozone.
