Hi, Charles here....
I just rented to some people with kids and now I have bicycle racing going on in my parking lot... The kids think it's great...
However my best tenant is not too keen on the derby run flying past his front day much of the day....
My lease says tenants are not allowed to disturb the peace or other tenants....
Next move please.... 3 families of kids....
I am busy writing them a letter

What hours are they in school? I would be more concerned about the lawsuit when one of them falls on one of your potholes with the bike. You can't even hope that snow and ice will stop that. How about lawn sprinklers? --73.178.xxx.xx |

In 1997 I purchased a large apartment complex located only a block from a elementary school. I had 39 children living in my complex. Each day after school the tenants children would invite friends over to play. At times I would have over 50 kids playing outside, unsupervised and casing all types of havoc.
The kids would purchased ice cream, candy and other junk from street vendors, than drop the wrappers onto my property.
So I sent every tenant a "Change of Terms of Tenancy". No body under 18 is permitted to play outside without adult supervision. The adult must be a listed tenant of my property. The adult will take full responsibility to clean up after the children and guests making a mess on the property.
Anyone found on the property, playing outside without an adult present, will be asked to leave or go into their unit to play.
I then installed a video camera system and recorded many of my tenants children playing outside making a mess with their friends while their parents were working and no adult was at home. So I then hired a cleaning service to check on my property every day. I then raised rents on those tenants who seem to think they can do as they please....or I started an eviction action. Hi,
My lease expressly states no bikes, skateboards or roller-blades in the parking areas or common areas so I imagine it is enforceable, however no-one likes to make enemies of playing children or their moderately happy parents....
However it is dangerous and troubling my best paying tenant.....

Have you been there observing? I myself like to see and hear children playing outside. It doesn’t happen enough. However, I recently had a family where the kids and the neighbors were all playing in the very tight parking lot with bikes, balls, sticks, etc. Toys left in the parking lot, poor parenting and the kids were wLking up and looking in the windows of cars and engaging prospective tenants as they arrived. Cars were at risk of damage and I had to speak with the tenant. Ultimately the lease wasn’t renewed due to a variety of issues. --24.61.xxx.xx |

If you are not able or willing to enforce a clause from your lease, then you should remove it. It makes your tenants question whether or not you are serious about enforcing your lease and can lead to other problems. --172.56.xx.xxx |

A fellow LL friend of mine had issues with the kids of his tenants leaving their toys and bikes in the driveway which was a pain for him because he always had to get out of his truck and move everything whenever he went there to work.
He sent them all a letter stating that the driveways must be kept clear of toys, bikes, etc.
Well, they didn't listen, so the next time he went there, he just ran over everything in the driveway with his big work truck!
Guess what? The driveway was kept clear after that!

One has to be careful about not letting children, in specific, play. You would be discriminating against them. Better to have in the lease that you do not allow playing on the property and halls. Make it apply to everyone not just children. --24.172.xxx.xx |

You've already got the clause in your lease that should be preventing this. Why aren't you enforcing it?
I know one thing. If you don't do it, your best tenant will leave and you'll be stuck with these people and others that either do the same thing or will also complain.

Thanks for the link to the picture, and oh my, I really feel for you and your best tenant. It's not Christmas, and the lights are up or are always out? Anyway, you could include the picture along with your letter that shows the kids on the bicycles?
A wonderful neighbor wrote to my tenant whose kids were playing all over her property on the driveway. Luckily, tenant complied to all of the complaints. I hope that your tenants also take heed and will respect your good tenant. Please share what happens. How long will it be until the lease ends for the people with kids on bikes?
