I have one unit that constantly has black spots build up in bathroom ceiling and wall, all over. The bathroom is decent size, with ~8 foot ceiling, old plaster wall. We just put a bathroom vent last year that is tied to the light switch..
I dropped by and It has quite some black spots. Our records show that it was primed with mildew killer just 2 months ago for the same problem.
I am going to replace the vent with one that has built in humidity censor and turn on automatically (from Costco if I remember correctly). I am afraid even that won't stop the mildew/mold recurring..
What else?

If it's latex paint that might be the cause. I use a bathroom paint and I think its Zinsser. I think there might be shellac in there or similar. I get it tinted at the True Value hardware store. I have zero problems with bathrooms with this paint. --73.178.xxx.xx |

You need to have your fan checked for the CFM it pulls.
A simple test is a double piece of toilet paper must stick to the fan but that only gets you to about 40 CFM
when I did weatherization - I tested literally hundreds of them that are rated at 100 CFM's and yet because of crappy venting they pull less than 50 CFM.
flow rates are reduced 50% for each 90 degree turn in the vent.

Elliot, I have started using the Dewstop bathroom fan switches from Home Depot. When the moisture reaches the level you set then the fan will start automatically.
Here is the info from Home Depot's site:

In one property the steam carpet cleaners had finished the upstairs bedrooms and the hallway and the bathroom fans started running to clear the moisture.
The switch is much cheaper than replacing the fan with one with a humidity sensor. Plus then you have two separate units so if one quits working you don't have to replace the whole unit (more expensive unit).
