We've been doing this a long time, and have had all kinds of unique problems through the years but this one has u s baffled for the time being.

Three (plus) year tenant complained about "spitting & sputtering of well water Sunday, so we replaced the air tank yesterday. Received call that they were still having problems, so DH said to be sure and open up all faucets & run them, since he didn't/couldn't go in house for them. (they always want to be present)

So she calls back & says low pressure on some of the faucets. He goes over & checks & sure enough, some faucets are fine, others are reduced. I told hubby to be sure & check to see if turnoffs might have been turned part of way off. He & handyman are working on finding problem this a.m. I'm hoping something simple like faucet screens being dirty/clogged. But they've been gone too long for just that.

It has Quest pipes in it, he said worst case scenario, he'll replace all of the plumbing.

Make sure they check for debris in all of the faucets' aerators. Could be some sediment fro the well water or even part of a washer from the turn offs. --96.237.xx.xx

Most likely dirty screens in the faucets. Pump could be having issues. A well driller can tell what's going on with the pump with a special meter they can hook up to it. --174.201.xx.xxx

Debris in aerators. Any time you change plumbing on a well, you loosen the mineral deposits etc that end up clogging the aerators. When we break plumbing connections we usually run the faucets without the aerators for a while. Cleaning the aerators at that time too. The spitting and sputtering and shutting of valves help to loosen those deposits too.

Verdict is in, it was a "check valve". They took it out. DH has a plumber friend that told him, "Whenever you find one, take it out!" They just cause trouble.

The check valve was part of the way under the house, perhaps to keep water heater from draining out, IDK. It was either clogged partially or not functioning correctly, either way it is gone now!

This wasn't in/near the well itself. We have submersible pumps in all, but I remember the day of our old jet pump that had to be primed after the electricity went off. Ahh, the good old days...(not). --47.132.xxx.xxx
