Tenant break-up. I find out because departing BF's potential LL calls for a reference (which I give, I had no problems with him!) She wants to stay. Has a roommate ready to move in.

So the new "roommate" does the application, background check, etc. All is well.

Today all four of us get together to sign a one-page addendum to the original lease: they all agree to remove departing boyfriend from any responsibilities OR claims to the security deposit or any other damages from us (we state that the tenants have handled that between themselves and all agree.) We add the new roommate and he agrees to be bound by all the terms and conditions of the original lease as if he had been an original signer.

All sign, I change Landlord Lock core, collect old keys, hand out new keys, and done.

Everyone was very happy and civil.

Departing BF said "you were the best landlord I ever had! If you have another place come open would you let me know?" And I would, as I said he was fine, so is she. Just didn't work out for them.

Congrats! That went about as well as any of them can.

I did a similar deal last year when a BF/GF who'd been with me for 5 months decided their true love maybe wasn't strong as anticipated and they wanted out. BF wanted to stay. GF wanted out with no further obligation.

Okay. The issue we had was with co-signers. Both she and he had to have parent co-signers since they were students and had irregular and insufficient income. After a little juggling, we got it all done. I charged them $100 for "paperwork processing fees." Everyone happy. Then he decided to move out 3 months later and paid the ETF. Fine with me.

Deals like this often fall apart when folks get emotional, but since you have a good move-out process and go thru the expectations clearly I think you have a better than average rate of success. Yay for you today! --173.20.xxx.xxx

Hurricane Michael made everyone MUCH less emotional. They were all happy to have their STUFF and even though it did flood some cars, it did not flood our HOUSE and they were grateful - I saw that clearly today. --50.82.xxx.xx

It's a miracle that everything went so smoothly, and I hope that the new roommate and the existing tenant have a drama-free tenancy. I wonder if the existing tenant was dating the new roommate before the old one left? Anyway, best of luck. --107.3.xxx.xxx

Sure is nice when a former tenant shows appreciation. I ran into one of my former tenants the other day at the library. She was driving away and decided to park her car and give me a hug. We had a nice chat. Good feeling!! --24.233.xxx.xx
