People see rental houses and assume they know the landlord and his ways. I write his because that is the first clue as to how little people know of the situation.

Been this way for years. I never paid any mind to it.

Now you all rich landlords come in. One of the best things about this site is that it teaches you to react in a business like manner. Fellow posters will highlight when we go outside the norm, be it by trying a new idea or taking a moment to help a teni along.

In short, your friends here will speak up so to help you.

Yesterday a neighbor texted and said his cameras detected my Teni mooning. Two texts came in, then a third followed 12 minutes later asking that I confirm I've taken some sort of action.

If I asked you learned landlords for advice it would of been "call the police" (Except for Peter who would of told the neighbor to "sell" ). In my case, I didn't see the texts. I go from busy to very busy on the weekends. I am not a doctor so I do not monitor my texts each minute as I am not on-call.

I received a phone call from an unrecognized number, it was that neighbor with the story and I simply answered "I believe this is a matter for the Police, we should not take anytime to guess at what we are supposed to do".

I get texts from this neighbor consistently, "Some van parked in your driveway" "How long is that car going to be here?" "Branches need to be cut" My favorite was "There is a car in the street in front of my house".

I am willing to bet that this 12 minute person spends all the minutes between texts telling everyone I'm a horrible landlord.

All that matters to me is that my teni are happy and and we get along well. (I do actually have the best teni in town).

House Hunting. I post this because when I look for the next place to buy, I don't assume the landlord is bad, I don't assume they won't sell to me for a great price. There are many many landlords out there that would sell to you simply because they like you.

Yeap. Just consider those as News Reports...no action needed. Just a news report.

We were workining in the back yard... neighbor say "hey you want to buy another house?" You can guess what happened next! Closed last week Wed. Tenants moved in Friday! No payment until Dec 1st... we'll have deposit and two months rent in the back by then! Nice house built in 1980's totally rehabbed 8 years ago...new kit new bath. .new drywall... sweet! --99.203.xx.xxx

Very cool. I used to ask when refinancing, to put off the first payment due for an additional month. The interest accrued as normal but the loan repayment started later.

This gave me even more money up front.
