We have an older mobile home that we renovated in 2015. Same tenants since then, nice older ladies, age caught up with them and they just moved out.

They reported a soft spot in front of the kitchen sink and DH looked and there was NO leak. Weird. So today our carpenter cut up the floor and found sagging particle board sub-floor. No leak - you know it would have dissolved. Simply a big sag in one spot.

After much thought, both he and my DH agree with was the tenant's weight that caused it. She moved in as an already-obese person but more "normal" American obese. She moved out simply HUGE, as if a truck tire were secured around her waist. Probably weighed as much as a refrigerator but as my DH put it, concentrated on two tiny feet. And she spent a LOT of time in the kitchen right there, cooking and such.

We have to call it normal wear and tear but it's a first for us.

Worst part is they discontinued the Allure color we used (Limed Oak) and so we will have to improvise somehow. --50.82.xxx.xx

Isn't it great how the colors on the flooring constantly change so you can never find the same thing again?

It is interesting how the mobile floor works. My experience is once it starts breaking down you will notice more and more soft spots. If possible just cut out the whole room and oyt down plywood. I too had a tenant call and report such... soon she said "suppose my fat friends can't come over and dance anymore" once she moved out we patched that soft spot much like you are doing. Wasn't long before more soft spots appears. 2 years later we put new plywood subfloor in entire home. It's totally rehabbed now and just like new again. --99.203.xx.xxx

Also so easy Particle board to sag. Add even high humidity and worse. Maybe even used a lot of water to mop the Allure.

May have just dried out later.

I have even seem particle board shelves sag overtime without hardy any weight on them.

Just something to consider. Use Advantech floor sheathing.

Stronger and more waterproof than plywood.

Lowes has some in stock. But may have to order the thickness you need to match.

It's not just the sub floor material, but also what the sub floor is sitting on - the framing.

I ended up with carpet squares. So as the floor failed we could just puck them up and fix that area. Never glued them down or together. But yes there is carpet in the kitchen --99.203.xxx.xx

Itts not fat people making the holes in the floor it will happen even with no one in the house. You probably have tears in the underbelly and the dampness causes it. I had this happen a long time ago, got the underbelly redone and no more problems. If you have a plumber or anyone go underneath to do work make sure they close it back up where they worked. --73.166.xxx.xxx

For the floor: Maybe insert an area of tile-look flooring, (or something else purposely different). Now it's a custom feature by the sink instead of something that looks like you tried to match it and missed. --68.10.xxx.x

Reminds me of my MH phase. We looked at one real dump, on a street with at least 30 pit bulls and most cars on blocks.

My spouse was appalled, "There's a hole in the roof, you can see the sky!"

Me, the optimist, "Yes, but the water will just drain out this hole in the floor." :)

The particle board typically gets soft on mobiles in coastal areas. Her weight probably hastened the dip, but was unlikely the sole cause. My mom had a vanity with sink that only she used in their mobile. It was sagging by the time I sold the place - mom weighed maybe 88 pounds, wringing wet! --71.175.xxx.xxx
