I feel your pain!

We lost several decent renters to "easier to get" loans in the last few months. Thanks govt.

In my town houses are still selling like hotcakes. The listing each week in the newspaper still looks like peak buying season.

Chin up, prep, rent and celebrate with lunch. Nothing like a well deserved lunch break after some work or a showing too. Long summer with regular turns, nasty eviction causing tenants to break leases and flee, renovation, cockroaches but I got my last vacancy filled last night and celebrated on the couch with a Red Sox win last night! --24.61.xxx.xx

Arrg...seems like the minute you're full you get a move-out notice. Bleh!

Go get yourself a nice big smash burger with American cheese, a pile of chili fries, and a large root beer (or real beer)....then:

1) Update the lease.

2) Raise the rent 10%. Advertise and bribe your current tenant to help you with showings.

3) Get a new tenant locked in before old tenant moves out and collect more pet fees.

Fall vacancies are the pits.

I just lost a good tenant to a house purchase. I'm sorry to see that one go.

Another one was just "stolen" by a landlord up the road. Dropped his rent to lure them. I was going to give them notice early in spring because I have to nag them to pay their utilities and they have let my nice yard look neglected.

Chin up - not all fall and winter vacancies are the kiss of death. I've gotten several superb tenants who moved in November - January. The last was during the coldest, snowiest January in recent memory. It took the guy 3 weeks to find a weekend when he could move from a town 30 miles away without a snowstorm to impede him (he overlapped the rentals for that month). Meanwhile, he was paying to heat the vacant place - a win! --71.175.xxx.xxx

I'll move thru this. There were just to many this year and i was down to one when this notice came. Just kick me and roll me back down the hill. Yes, i will be able to have a better house and get more money...just was starting to enjoy my time again. New move in tomorrow, one home almost done infested with fleas...4 week waiting process to kill, another vacant in major rehab water pipes stolen $1725 to plumber and I just paid for plumber over the summer...and now this new notice... off to StarBucks, final cleaning for move in Friday... the Travel... who is in Maine, headed there for 9 days... have to do something while plumber puts back in the water lines and exterminators work on the fleas...then back here for the next phase. Just lost three of our older tenants to old age! All three are moving in with their kids due to illnees and/or inability to take care of themselves any longer :(
