I had a tenant leave the place in basically good condition but they were a PITA. I want to NOT cut any breaks. The stove is NOT perfectly clean.
Should i hire someone to clean the stove, or just let it pass?
Do you think just hiring a cleaner for the stove will hold up in court. Tenant is a lawyer and will likely take all charges to court.

As much as it bites, how much does a dirty stove really cost? Especially if it's a lawyer...
My path would be to get them out, give them the deposit back and cut ties ASAP in this situation. If there were damages or something besides a dirty stove, that may be a different story. --98.175.xxx.xxx |

I would still hire the cleaner, and send a copy of the bill with the accounting and refund.

When my tenants leave, most of the time the stoves have stuck suff to the shelves, sides and roof. So I have to keep a fan sucking air out of the kitchen while I heat up the stove a bit then spray an "oven" cleaner with forming action. Then with a wire brush and scraper I go to it. It will take around 20 minutes to remove the build up and then another 10 minutes to clean the residue from the inside of the oven. So $10 worth of oven cleaner and 1 hour of my time. So let's call that $60. Not worth going after a tenant who's paid me $10,000 TO $50,000 in rent over the past few years. I call it doing business... --47.156.xx.xx |

What does your lease say? If it states something such as "perfectly clean" I would definitely change that wording as that is something that is in the eye of the beholder.
Make sure (for future) take pictures of right before they move in and NOTE anything that you would care about. If there is a ding, scratch or mark on the appliance (or anywhere else) take a specific picture of that and write it down on the move-in condition form.
In addition, I have a clause in my lease that basically states that if I have to lift a finger it's an automatic $100 fee for cleaning (and I go over this verbally with them at lease signing too). I'm talking even if it's a box that I just have to move out or a stove that I have to do. It clearly states "minimum of $100 will be charged as a cleaning fee..." and then goes on to indicate that is for the first hour. Any additional hour is $xx per hour.
I don't "care" if I have to do some work depending on who the person is but many times when I get into it and I've thought "nah, I won't charge them for this little stuff" it ends up that I'm there much longer than I thought and that I'm doing things that I shouldn't really be doing (cleaning wise) that they should have done prior to move-out.
Just make sure that you take pictures of BEFORE you clean and then AFTER you clean. I send those along with the reduction amount and whatever is left of the security deposit to them.
I've only had one that flipped out (and he was a goof anyway). The only thing I felt bad about was the fact that I gave him a break on some things that I apparently shouldn't have with how it all ended … but I believe in Karma - so he most likely will get his :) --209.217.xxx.xx |

I just cringed, thinking about the electric range that a tenant left uncleaned. Under each burner was a mound of gook that reached to the bottom of the burner. Amazing that there was never a fire. I don't think that the tenant ever wiped the surface, let alone cleaned under the burners. Ugh - that cost her about $40 for my cleaner to get the stovetop back to sparkling. --71.175.xxx.xxx |

My list of charges list stove cleaning at $200. If the stove isn't left clean, they know before they move in how much it will cost them. A lot of tenants don't clean stoves/ovens for several years before they move out. --38.142.xxx.xxx |
