Do you prove to prospect you are manager or owner when they want you to?

We have current tenant showed the house to prospects. A prospect wants the house, and want to pay some fee to hold it. I met her at a store, she wants me to prove I am owner or manager. I give her my business card and I said the owner information is public record. I told her that she does not need to deal with me if not feel comfortable. She then said "My attorney said the house is forclosure, why do you rent it?" "My attorney said you need realtor license". I do not want to bother current resident just to prove I am manager. I do not want to deal with this prospect. Then she started to threaten to report me to BBB for scamer. I said "Ok, I will meet you at the house to prove I am not scamer" I went to there to meet her. She knocked the door, tenant were not home to open the door. The prosepct complained I am the worst business people and left.

The minute someone accuses you of scamming when you've bent over backwards to establish otherwise, is the time to walk away. I'm not going to waste time trying to allay someone's self created fictions. I've never had this come up, but I'm usually meeting tenants at the property and sometimes at my office. I don't have a separate rental office per se, but an accounting office where I sometimes meet them for lease signing. However, I rarely do that. Years ago during the housing crisis many applicants would ask if the house was in foreclosure and one person wanted me to produce mortgage documents to prove that it wasn't...I was sort of annoyed and said no I wasn't going to do that but I can understand why he asked. --72.188.xxx.xxx

It is a legit concern nowadays. But if you structured your title well there is no way they can verify you are the owner.

The guy I mentioned on another thread that was renting houses he didn't own. He got about 6 months, now he's out and causing problems again. The whole town is onto him, surprised he hasn't left yet, guess he likes our jail. But this is why tenants are concerned. If they lose their deposit to a criminal they could end up homeless.

I had a couple of people ask on the phone over the years to prove I was the owner. My response was along the line of, "Well we run (a well known local business) and I'm 'Commissioner' LTD, you can come by the office if you like." That seemed to be satisfactory. I send them to the county's CAD site that shows my property and that my company owns it. If they ask further, I send them to the State Comptroller acct and have them look up the Corp. Shows me as member of board.

Yes, I have a "Housing" certificate stating that all of the units in each building are registered, fee's paid and I am the owner of record. I also have the water utility bill listing me as the payer/owner. The first hint of threatening or bullying and we are done. I don't put up with that from tenants and I sure am not going to put up with it from an applicant.

"My attorney" at any point in the application process is an automatic rejection.

I do recomend to tenants that they be careful and verifying ownership is part of being careful, but I don't think I've ever had any applicant do anything more than to ask me if I am the owner. That seems to be as far as they want to go with their landlord screening. --174.216.x.xxx

CJ, did your tenant show the house without you there? If they weren’t there and you had the master key, it usually shows you are legit. If the tenant is home while you show it, your interactions with the tenant are usually enough for people to feel comfortable. I would just quit talking to them. Sounds like they will be more trouble than they are worth. Yes, they can verify that you are the owner on their own. Why wouldn't you take them to the rental to look at it? Where they going to rent it sight unseen? They will just have you prove this and that.. You already don't like them, just say no. I am not a member of the BBB and a complaint to them about me would carry no weight at all with anyone. If you are going to worry about anyone you should worry more about social media than the BBB.

I solve the owner/manager question by saying, "Our company owns the house, and I manage it." I do not accept payments directly from anyone, they send it to my bank using my bank account number or to my email address via Zelle.

The current tenant still live there and showed the house to them. Normally I would meet them at least once at the house if the house is vacant.

I do nto think they will be perfect tenant of ours. I asked first, last month and 2 month security. She agreed and wants to pay half to hold the house. I did not push her.

She can have their concern and not to deal with us, but "House in forclosure", " realtor License" and BBB are too much.

You are opening yourself up to tremendous liability sending a prospective tenant to view a unit and having the current occupant show them around with you not there.

App or no app.

What if they attack them? Rob them? Rape them? Kill them? You're done. What if your current occupant does that to a person viewing the unit?

Wait until it's vacant. Pre-advertising and pre-showing is somewhat of an art that comes with experience and honestly your struggling with some basics still. I still struggle with showing early and am not entirely comfortable with it. Get your units back first. --74.37.xx.xx

"My Attorney" this is the first and ONLY red flag screening issue. Self Screened Out, No longer a prospect for the unit.

"MY Attorney said this house is foreclosure" it's possible this person is related to or was the delinquent owner that was foreclosed on by the bank.

Some I manage for others and some I actually own. Depending on what's going on I typically will always just indicate that I am the property manager or the agent that is just finding/locating a tenant for the property.

If someone doesn't feel that is accurate - that's their problem, not mine. I don't really care if they feel I'm being honest or not - I'm not proving ANYTHING. CJ, you got lot of good info from the folks above, and now you can see all the red flags from this person.

But the thing I worry about most is:you just don't seem to GET IT. You are still coming way to far in people's direction, way too accommodating, willing to prove yourself upon demand. STOP DOING THAT. People see that as weakness and they WILL walk on you, argue with you, demand from you,etc. You are a business woman. You don't take that behavior. They need your property, and they follow YOUR rules. You make applicants come to YOU-meet where it is convenient for YOU. You don't owe anyone any proof for anything. They don't like it--well, tufy-wufy. If anyone says ANYTHING about a lawyer, or is nasty in any way--they're done--you walk away.

You will only rent to courteous people who give you R-E-S-P-E-C-T. They have to prove to you that THEY are worthy of your unit. They do this by fully filling out the application, providing SSN and proof of income, and having no negative criminal record or evictions. Then, they will meet you at the property, with the full amount of sec deposit in hand, AND 1st month's rent, AND initial all paragraphs of the lease and sign it.

If you get ATTITUDE at any point in this procedure--they don't get to rent the property! NEXT! You are the boss, you make the rules, you don't accommodate anyone. Not current tenants--not prospective tenants. Demand respect and you will get it. --108.87.xx.xxx
