I collect 100% of my rents each month-- meaning the tenants either pay by ACH or my older tenants mail in a check or money order. If you do not pay, you do not stay. We have "rehomed" enough tenants in our multifamily that the remaining tenants know that we mean business. --98.146.xxx.xxx

The question is, what is the percentage of rent you collect every month. If you have 100% occupancy and you collect all of it. Than you’ve collected 100%. If a tenant does’t pay and you start an eviction. Than you haven’t collected 100%. Obviously you don’t pay you don’t stay.

For every 9 units I have paying rent like clockwork, no drama, everything's hunky dory-- I usually have 1 unit who can't quite get things together and requires active management of some sort.

For the last 10 years it averages around 100% by the 6th of the month. Before that, with low income housing, I'd be happy with 90% by the 15th and 95% by the end of the month. The late payers would then get an eviction. --47.156.xx.xx

I believe DaveF is actually asking what percentage of rent is collected over a year's time. When taking into account vacancies, whether by non-renewal of lease or eviction, acquisition of a new property which needs work to be rent ready, etc., the percentage would be less than 100%. --71.28.xx.xx

I’m at between 90% and 95% rent collection, annually. Besides having low income clients, 60 of my units are in NYC, where minimum eviction take 6 months and as long as 9 month. (Careful how you vote!!) Sometimes I can get the back rent, which is great, but it never work out. Good thing is NY is a wage garnishment state. Thank for the feed back!!

All 30 of my tenants pay through Clearnow. Occasionally someone will have to stop their draft or a draft fails and they have to pay outside of Clearnow (with late fees). They must make the payment NLT the next Friday. If they have two failed payments within a year I reserve the right to cancel the lease agreement.

Even if they still pay on time if it's outside of Clearnow there is a fee for paying outside of Clearnow. I had one tenant get themselves banned from Clearnow for reversing the charges by claiming the charge wasn't authorized. She had to find a third party willing to pay her rent using Clearnow or she was not permitted to stay as a tenant.

For the couple who I personally wanted to keep but who failed too often I put on twice a month drafts at a higher monthly rent. Their failures stopped.

Chasing rent is not my thing. And usually all the drafts go through as they should. --75.89.xx.xxx

Very hard number to come up with. Here's one example why. If your very proactive (collecting) you many not get rent paid until 4 or 5 years from the time they owed it. For example up to sept 22, 2018 for the month of September we collected an additional 6K in garnishment and collections and more is scheduled to come in by the 30th. So these accounts that are paid this month are from last year and up to 3 years ago. If you don't retrieve your debt then of course its a loss-- but proper tenants - proper verification of employment etc.. Can be big payoffs. Problem is most see it as distasteful and maybe guilty that they're going after money owed.

To us if theres 2 -3-4k in damages or 400 we're going after it. --99.103.xxx.xxx

100% occupancy and 100% on time paying for the last 7 years, ever since we have enrolled in Clearnow. The last tenant evicted for non payment refused to sign up for clearnow and started doing drugs. I got a judgement from them and they paid every bit of it, so maybe 8 yrs then, lol --108.20.xxx.xxx
