Who have you used, that you would recommend to hand a 1031 exchange?

And how long is the process to get set up? Can it be done in a few days?

Cost involved?

I am closing on a house, was suppose to be today but now its going to be next week. And i have contract to be signed on a rental that i am selling.

Was just going take the tax hit but if there is time Monday maybe i can roll i can to this othere property that i add m buying and closing was pushed out to next week. --66.87.xxx.x

Check with your title company to see who they recommend. That will probably be the quickest and smoothest. Also check with your CPA to see if they have recommendations.

You can do a reverse 1031 in your case - buy first and sell later. You don’t have to sell first. --166.137.xxx.xx

The cost used to be, they would keep 1/2 of the interest while you were looking to close on the up-scale property. But now that interests rates are low, they changed their fee's. You can go on line and look or give them a call.

I don't know if you knew this but some intermediary companies have used clients fund to buy short term flips of their own, illegal. And when properties were going down, they couldn't sell and the clients lost millions of dollars AND the IRS still taxed them on the profits -- there were no profits but a loss, taxes had to be paid. That's why I use a large company like IPX1031 with all of that insurance. I asked for a copy of their policy and was given a certificate covering my funds...100 million insurance covered my $924,000 funds. --47.156.xx.xx

The docs are all boilerplate. Many attorneys will play God and act like they're moving mountains, when in fact their paralegal is just entering a few pieces of data.

I've used Clancy Parks in Missouri. You should figure 750-1250 for the service. Title companies and real estate lawyers should be able to help you find an affordable intermediary. --174.234.xxx.xxx

As a reference, I asked my RE lawyer and he said it was easy and not a problem - about $250 for him and about $750 for the 1031 company. --71.50.xxx.xx
