When I sell a home, I make sure I keep the pressure on. I give the buyer a limited amount of time to:
Do their due diligence, inspections, etc. Giving them like 10 days. In the mean time I accept back up offers. I make sure that when they go back to the property I have other interested buys looking at the house -- still on the market.
I also require poof of funds (down payment), proof that they have been pre-approved for loan to cover their purchase.
The last home I was selling for around $600,000, the buyers only had a $450,000 loan approval. But they did have a savings account with over $200,000 -- enough to put down and buy the house. Closed in 32 days. --47.156.xx.xx |

Yup, that's what tenants and non-landlords think will happen. The reality? Capital gains recapture, unless you do a 1031 exchange. A few more bucks to put toward your other rentals. One less property to keep you awake at night.
