Try this one! I hate it, but my DH hates it more. We are on our 4th sale contract, the first 3 having fallen thru. House is in MORE than perfect cond, but his buyer's loan is VA which has WAY more restrictions, especially as to the roof. This roof has passed *5* inspections (the city after Harvey, our insurance co, and the inspections of the 3 previous buyers). Now the VA says it requires a new roof as the old roof was 10 years old. Our ins co says yes they will cover a certain % of it and schedules an adjuster on a certain date and we enlist the realtor to meet him at the house.
1st screw-up: No one shows. But we find an adjuster on OUR roof here in San Antonio! They sent someone to the wrong city, and to a property they don't insure!
2nd screw-up: no apology for the closing delay but they did manage to send an adjuster to the right property the 2nd time. He sent a report that the roof might need replacing within the next 3-5 years which was enough for the VA to require a new one. He stood ON the roof IN Houston but submitted the paperwork with a San Antonio address. DH hired the roofers/had the job done and paid out of pocket based on the amount the adjuster stated for Houston.
3rd screw-up: The clerks in the office figured the % coverage for the SA location not Houston so when the check came to DH (to counter-sign and forward) it was for the wrong amt. DH called them on it and they agreed the address was wrong and the check would have to be adjusted, but was advised to sign the current check and send it forward and a 2nd check would be issued for the dif.
4th screw-up: as advised DH sent the signed (wrong) check via registered mail 2 weeks ago to the appropriate address so their inspector in Houston could confirm that the job was accomplished and done well. Today DH checked on the status. Status of what? they asked. Status of my check and roof inspection for the Houston property. And time frame for the re-adjustment and issue of the 2nd check. Oh, well, we never received the registered letter so we cancelled the check!
5th screw-up: so the whole payment procedure will have to start all over with the right address and the correct % money amount, first to him to counter-sign, then to the Houston office, then to get the inspection scheduled. *SO* after the 3rd closing delay the buyers backed out of the sale!
+SO+ we paid $7000 out of hand for a new roof that didn't need to be done, and have lost the buyers and have to start all over selling, and have no re-imbursement for the roof for another couple months at least.
I hate it--but Dear Husband hates it MORE.
