Tenant messaged me yesterday saying the toilet in her daughter's bathroom had developed a crack from top to bottom of bowl, inside & out but wasn't leaking. My first inclination was to ask her what they did to it, as we had replaced it when we remodeled the house, will be 3 years in November. This same tenant has been there the whole period.

My husband & handyman replaced it this morning, and he indicated that it did not appear to have had a "lick".

My question, how many of you have ever had a toilet to just spontaneously develop a crack for no reason?

At this point, I am saying nothing as they have been decent tenants, albeit this is the 2nd time we have had weird unexplained damage, the other was damage to an A/C system ductwork. --71.219.xx.xx

these toilets are bolted to the plate on the floor. maybe retaining bolts to tight but i would lean to defective toilet. did you try returning it? --99.103.xxx.xxx

I had the same thing happen. My handyman and his helper were working on the unit. A couple of days later he says that the toilet has a hairline crack. I check it out and it's cracked all the way through and starting to leak.

I asked him what happened to it. He said, nothing...it just cracked. I didn't believe him, but what could I do? I also didn't see a cause for the break. Just bit my tongue and bought a new one. Still don't know how it happened. --24.20.xxx.xxx

I am a licensed plumbing contractor. It's possible that the toilet mounting flange/drain was too high off the surface of the floor so when the toilet got bolted down, it put stress on the bottom of the toilet and now is starting to crack. Or, as in the case of toilets cheaply made, the design or casting was defective and would crack anyways. --47.156.xx.xx

Just Kidding Pat of VA...

Do a check on line of the make of toilet you purchased if the toilet is prone to cracking. Also if you purchased the toilet at Lowes or Home Depot go to their website and check out their site and see the reviews of that brand of toilet you bought.

$100 toilet $300 toilets and $600 or more toilets. Now I am not saying to install a $600 toilet in a rental. Some tenants I think swing on and use a toilet as a rocking chair. Also is your tenant a larger person and the added stress on the toilet is a major issue.

Pat of VA with the new toilet installed go to your unit and see if the toilet moves side to side it may be loose as well. OR the cracked toilet there was a defect and that's the end of story.

Thanks, good info to think about. I've been told stuff from Lowes is cheap doesn't last. Seems to be everything in general. This is a house we were getting 650.00, when the couple split, we reduced the rent to 600.00 so we wouldn't have a turnover. She has had a live in BF for a while with a good job, so it's time for rent to go back.

It's been a bad year for us as far as problems, & turnovers. I guess we've just been lucky in the past & now have too many. --71.219.xx.xx

Toilet quality control has gone downhill the last few years. One of my 4 year old toilets has an area in the inside front of the bowl that is lacking glazing, also down in the bottom part of the drain area. These areas are constantly discolored darker with no way to get them clean because they are "rough surfaced." Someone messed up on the assembly line.

Where is the crack on yours? You said the bowl, but from where from where? If at the bolt holes, I would agree with myob and say that overtightening the bolts can cause it to crack there. --174.21.xxx.xxx

A crack in the bowl can happen on its own, due to structural deficiency, if you drop something like a glass perfume bottle in it and if the toilet is attached incorrectly.

I had a tenant who dropped a glass container in the toilet and caused a crack. She called me right away, I replaced the toilet the same day and billed her.

I have installed many Lowe's toilets. They seem to be average quality and pretty good value for the money. In a rental, a toilet for $100 or less is all I want to install.

From time to time, water companies offer toilet replacement rebates. Check with your water co. --99.59.x.xxx

I agree with the comment about the glazing inside. We purchased a "tall" commode for old folks & it has the rough place inside the bowl, stays discolored. It is American Standard, can't remember where I bought it.

The crack was in the front of the bowl from top to bottom. They probably dropped something in it. --71.219.xx.xx
