I have a LL friend who I an helping get started with his rental. I told him that I would do the advertising and put my name and number as the contact person in the ad, then take the info and he can run the screening.

We help each other out with multiple things, so it's a good relationship.

He has a 4 bedroom apartment in our college town, but only 1 bedroom is now available. Lo and behold! This morning I get an email (Zillow) from someone who wants to set up a viewing! Great I think......until I see the name!! It was the name of an ex tenant of mine that I sent a notice to quit to in June of this year. He not only left his room a complete mess, but he purposely stabbed some holes in the walls!!

Well, it seems like he is having a hard time getting housing...I did warn some of my LL friends who rent to students NOT to rent to him!

I don't know how he didn't see my name and number!! Did he think I would overlook his antics? Anyway, I will honor his last text to me when he said "never contact me again!"

The point NE was making...it may not be legal under your state law to use your information to contact.. as you are not the landlord or the agent /licensed to act as a agent..

Even deadbeat students eventually grow up and get a job...which can be garnished.

Here's a quick search of those intergoogs. Notice the words 'for compensation' MIGHT put you in the clear.

Your story is kind of funny. I once advertised a 1 bedroom apartment in a "B" neighborhood. The girl needed to see the unit right away, she waited too long to find another place to live -- her current rental was being sold. So I scheduled an appointment at the end of the day, 5:30 PM after she get out of work.

She was a no show. No phone call. When I called her number it just kept on ringing.

So I had three other units nearby in other buildings. I also had ads running at the same time. She called up on another 1 bedroom and my wife took the call. This time she showed up and I knew it was the same deadbeat who make me show her the other unit after work that never called or showed up. When she came to the property I told her it was already rented. She wanted to know why I didn't call her and let her know it was taken. I laughed.

Then she went back to the first rental on an open house. I told her that I don't take flakes. She showed me her pay stubs and credit, she made a lot of money and had excellent credit. I was so happy to turn her down based on the face that she stood me up with out even a phone call. --47.156.xx.xx
