I live and own rentals in the most regulated gun controlled City/State -- Los Angeles California. This is what I do in my 100 plus rental apartment, houses don't count.

1) Tenant's firearms must be registered in their name.

2) Tenant must have taken a gun safety class and have a certificate of completion.

3) Tenant must have renters insurance.

4) Tenant must have a locking box/safe to house the gun with a trigger and/or barrel lock.

5) Tenant can not have any gang affiliation.

6) Tenant can not drink alcohol on a regular basis or use drugs.

(otherwise this is a recipe for disaster).

7) No weed, ever.

If my tenant can not own a gun responsibly, then I don't want them or their gun living there.

One of my tenants husbands was home from active duty. He had his gun with him. Being crazy from service, he slept with his pistol. One evening when going to the bathroom to tinkle, he left his gun under his pillow. One of his twin boys came into his bedroom to sleep with his parents. He felt the gun and thinking it was a toy tried to shoot it. The gun's safety was on and the trigger pull was too hard for a 4 year old to pull so the gun didn't go off. But the after this situation I changed my management of my rentals and banded guns unless the tenant was very responsible. --47.156.xx.xx

To Robert J, sorry, I don't know how you enforce all of those rules? Isn't it easier for the tenant to lie and simply say they don't have a gun in the first place?

I mean even if they admit they own a gun, how would you know who is drinking and/or using any drugs, legal or not?

Gang affiliation? No tenant has ever told me about gang afflliation, which is unacceptable whether I know of any guns or not. --100.15.xxx.xxx

Rather than have all those rules, what about requiring special insurance like legal defense for guns. Hear it advertised all the time. And have yourself named in the policy.

Unfortunately gun owners are not a protected class when dealing with private land owners who would deny law abiding Americans their right to self defense in their own home. I personally can't imagine a much more reprehensible thing a LL could do than strip a human of their right to lawful defense in their own home.

Fortunately some states have laws making it illegal for LLs to deny 2nd Ammendment rights (at a state level). And Federal housing or programs cannot discriminate against lawful gun owners.

Roberts rules above are outrageous, and I hope embellished. I personally prefer tenants with ccw permits. Even had a couple attend my classes. You know they have passed an extensive criminal check. I have NEVER had a permit holder fail to pay on time. In a recent study CCW permit holders were found to be SIX times more law abiding than police! Bad guys stay away from my old apts - nobody wants to rob a bunch of old people with guns. They are too old to fight, too tired to run, so they'll just shoot ya!

I would encourage all landlords to support tenants rights to self protection. --47.216.xx.xxx

I am not sure about CA, but in the area I am in once you have committed a felony you may no longer have access to firearms, somehow the laws still allow alcohol and tobacco. I have always thought those 3 items governed by the same office should be made available together, the neon signs at the corner store should read -Alcohol, Firearms and Tobacco-, then of course common groceries like milk, bread and peanut butter. --76.188.xxx.xx

My rental agreement covers illegal activities. So a legal gun owner is fine in my rental... illegal not so much. Knowing my tenant has guns is fine with me. I will not and cannot enforce such rules as gun owners cannot drink. I hope they are safely stored, but each person needs to decide how that is accomplished and the ability to get to that weapon quickly enough if needed. I would never deny that ability.

I have been a reference on a tenant's application for a permit. On one of my larger properties the tenants shoot out back, all within legal and safe distances. If someone was hell bent on doing evil with a gun, they will find a way, whether you deny them that gun or make a ton of rules for them to follow.

Since I have no problem with people keeping their weapons on the property, I do know which tenants have them! I think if I denied them that right, they would sneak them in anyway, and then I would not know... I am not about to inspect under people's beds, in their closets etc. --108.44.xx.xx

I understand that some states do not allow landlords to prohibits firearms. Minnesota Statute 624.714.

I understand that public housing cannot ban firearms, because of the Second Amendment.

The Second Amendment is only a prohibition on GOVERNMENT restrictions, not private restrictions. So presumably, I do not violate the Second Amendment if I infringe on a T's right to possess a firearm. However, I might be violating state law on the issue, such as Minnesota's law.
